• Licence categories are not shown: FCNB's portal terms do not permit reuse of its register without written permission; names are from each brokerage's own roster.
• Contact is the brokerage office only: phone is null for every person. remax.ca's directory data and Royal LePage profiles carry agents' own mobile numbers and emails; none were recorded. RE/MAX's directory also carries a licence type and number per agent (RE/MAX's own data, not FCNB's); those were not copied.
• titleOnSite is the brokerage's own label; specialties are Royal LePage's 'Areas of Expertise' list from the agent's profile; RE/MAX entries carry serviceAreas and languages from remax.ca's directory record (specialties not read).
• Royal LePage people: 6 evenly spaced profiles per city from royallepage.ca's NB agent sitemap (the office pages load their agent lists by script). RE/MAX people: up to 8 evenly spaced from the first page of remax.ca's city agent directory, kept only where the agent's primary office is in the city.
• Not sampled anywhere: Keller Williams Capital Realty (head office Fredericton; agents in all three cities) — kellerwilliamsrealty.ca answered robots.txt with a Cloudflare challenge (403), so we backed off and recorded nothing from it; eXp Realty (no local office page found).
• RE/MAX East Coast Elite Realty's own site (remaxeastcoastelite.com) disallows all crawlers in robots.txt, so its people come only from remax.ca's Fredericton directory. EXIT Realty Advantage's 'Find a REALTOR' directory loads by script (no names). The Right Choice Realty: 8 of 25 from its Our Team page (staff-only roles skipped); its page prints each person's own phone and email, none recorded.

Licence categories: Financial and Consumer Services Commission of New Brunswick (FCNB) — licenses real estate agents (brokerages), managers and salespersons under the Real Estate Agents Act. Its terms: FCNB's check-licence page (read 2026-10-09) says: "Real estate agents, managers and salespeople operating in New Brunswick must be licensed with the Commission and be members of the New Brunswick Real Estate Association (NBREA). Three types of licences are available: agent's licence, salesperson's licence and manager's licence." (In NB the 'agent' licence is the brokerage firm.) The two searches are entity lists on the FCNB Self-Serve Portal (portal.fcnb.ca), whose Terms of Use (last updated September 13, 2023; they govern "the Website, the FCNB Portal, and the Unclaimed Property Portal") state: "All design, functionality and content of the Services, including any images, and text, but not including any third-party personal information, is owned exclusively by FCNB, and may not be distributed, downloaded, modified, reused, reposted, or otherwise used in whole or in part, whether in text, graphical, audio, video or executable form, without the express written permission of FCNB." Under User Conduct: "you must not: (a) copy, modify, host, sublicense, or resell the Services, or content; (b) access or attempt to access the Services by any means other than the interface FCNB provides". Personal information is governed by the Right to Information and Protection of Privacy Act. The fcnb.ca Legal page adds: "You may reproduce this information for personal, professional and educational use upon approval of the Commission" and "all requests for permission must be in writing". Neither document restricts linking. portal.fcnb.ca has no robots.txt (404); fcnb.ca/robots.txt disallows only Drupal system paths and /search/.
