Bridgewater, Nova Scotia
Bridgewater's roll is open to the dollar — $1.54 billion across 3,914 accounts for 2026, up 67 per cent in five years — and so is every sale price registered in the town since July 2010, with the number of parcels in each deal attached, under a licence that permits commercial reuse. Not one of those files names an owner, and Nova Scotia sells no single title search at all: the ownership register costs $99.65 a month. So the open record can say that the largest building complex in the town has 1,314,170 square feet, was built in 1971, is assessed at $51.7 million and has not been sold once in sixteen years — and cannot say who holds it.

Nova Scotia answers the two halves of the question in opposite directions, and says so plainly. What a property is worth and what it last sold for are open and genuinely reusable: the Property Valuation Services Corporation's datazONE portal publishes every sale in the province since July 2010 with its civic address, date, price and the number of parcels in the deal, five years of assessed and taxable values for every account, and the floor area, leasable area, year built and dwelling-unit count of every commercial building, under a licence granting a worldwide, royalty-free, perpetual licence to use the information 'including for commercial purposes'. Who owns it is not open at all. The ownership register, Property Online, states on its own subscription page that it 'doesn't provide one time use or trial subscriptions': the base monthly fee is $99.65 plus tax including five hours of search time, then $19.93 per hour, and the only one-off route is to attend a Land Registration Office in person and pay $6.59 per person per half-day or any partial half-day. Owner names are also absent from the open files by design, because PVSC's data disclosure policy exempts personal information — so the roll can be read down to the individual parcel, with its price history, without ever naming a holder.

The most valuable ground in the city, and what the public record says about it.
Every figure here was computed on 3 October 2026 from PVSC's datazONE open files for the municipal unit 'TOWN OF BRIDGEWATER' — Assessed Value and Taxable Assessed Value History (3,914 accounts for tax year 2026), Parcel Sales History (4,171 recorded sales since July 2010) and Commercial Building Characteristics (508 records). The licence grants a worldwide, royalty-free, perpetual licence to use the information including for commercial purposes and exempts Personal Information, which is why none of it names an owner. The gap between assessed and taxable value is Nova Scotia's Capped Assessment Program, which holds the taxable value of eligible residential property below its market assessment.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
At this scale the concentration is not in a family office but in a single industrial account and a single mall. Two parcels — 347 Logan Road and 421 LaHave Street — carry $77.2 million of the town's $1.54 billion roll between them, five per cent of everything, and one of them has never been sold in the open record. The hospital adds another $88.2 million. Beyond those three there is no holder in Bridgewater that the open files can show as large, because the files stop at the parcel and never aggregate to a person or a company.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Bridgewater has built apartments steadily and recently, and the open record can count them even though it cannot name who owns them. PVSC's commercial building file records 1,579 dwelling units across the town's commercial accounts, and the year-built field shows where they came from: 250 units in twelve buildings finished in the 2020s, 173 in four buildings in the 2010s and 285 in five buildings in the 2000s, against 186 units in sixteen buildings in the whole of the 1970s. Fourteen buildings hold thirty units or more. There is no builder league table for Nova Scotia and no CMHC starts series for Bridgewater — Statistics Canada's open CMHC cube 34-10-0143 covers 22 geographies and no Nova Scotia town outside Halifax — so the per-project figures below are the roll's own unit counts and registered prices, with the holder left blank because neither New Brunswick's nor Nova Scotia's open files carry one.

Bridgewater's commercial ground divides into one very large industrial complex, one enclosed mall and a big-box strip, and almost none of it is held by the Atlantic REITs. Crombie REIT's property search returns nothing in Bridgewater; Plaza Retail REIT holds 27 Nova Scotia properties and 1,219,981 square feet but its nearest is a Shoppers Drug Mart strip at 5068 Nova Scotia Trunk 10 in New Germany; Killam's only Nova Scotia apartment market is Halifax. The one named owner in the town is a New York private company, established from local reporting rather than from a register, and the single biggest building is unattributed.
