The biggest landholder in Cambridge is a carmaker: Toyota's own fact sheet puts its two Cambridge plants on 400 acres and three million square feet, and the largest single piece of commercial real estate in the city, the 595,000 sq ft Cambridge Centre, is one of 45 properties in Morguard REIT and is being cut down as Hudson's Bay and Sears space comes out of the rent roll - while the homes are built overwhelmingly by two groups licensed at Cambridge addresses, Reid's Heritage and VanMar.

Can you find out who owns it?

Ontario keeps the official record of who owns what, and sells it one parcel at a time. ServiceOntario states that land registry services are only available online and that the registry covers more than 7.4 million parcels; a member of the public can look a parcel up through OnLand, but a copy of the parcel register costs $37.10 including HST under the fee schedule that takes effect on 2 November 2026. There is no bulk ownership extract for Ontario, and no open assessment roll - MPAC's per-property values sit behind three separate logins (AboutMyProperty, propertyline and Municipal Connect). Sale prices exist only on the registered transfer, so what is public for Cambridge is the aggregate: board and CREA statistics, a REIT's property schedule, a company's own filings, and the council record.

Toyota's own newsroom fact sheet for Toyota Motor Manufacturing Canada Inc. gives the Cambridge plant site as 400 acres and the plant size as 3 million sq ft, against 1,000 acres and 1.8 million sq ft at Woodstock; groundbreaking 1986, investment CAD $8 billion, employment about 8,500 and annual production capacity 500,000 vehicles across TMMC. This is the single largest industrial footprint named in any Cambridge record opened. The fact sheet is dated 26 August 2021 and lists products as Corolla, RAV4 and Lexus RX; TMMC has since moved Cambridge output toward the RAV4 and Lexus NX/RX, which the fact sheet does not cover.

Morguard REIT's own MD&A for the period ended 30 June 2026 lists Cambridge Centre, Cambridge, Ontario at a 100 per cent ownership interest and 595,000 sq ft of gross area - the largest asset in the Trust's 18-property retail portfolio after St. Laurent in Ottawa. The same MD&A records 65,727 sq ft of former Hudson's Bay second-floor space coming out of Cambridge Centre's GLA in the first half of 2026, and lists a further 69,000 sq ft of former Sears space as a development project with cost and timing still 'TBD'. Morguard REIT held 45 commercial properties and about 8.0 million sq ft of GLA at 30 June 2026, worth $2.2 billion at 31 December 2025.

ATS trades on the TSX and NYSE under 'ATS' and was known as ATS Automation Tooling Systems Inc. until November 2022. The AIF establishes the occupier and the address but says nothing about title, and the filing carries no property schedule, so no owner is entered: that would need a $37.10 parcel register.

HIP Developments of Cambridge presents the Gaslight District on its own site as one of its projects alongside Strata, The Bright Building, Circa 1877 and Rainbow Lake, and Ontario's builder regulator records HIP Southworks Inc., under the HIP Developments umbrella, as licensed at a Cambridge address since January 2018 with 383 condominium possessions - 176 in 2022, 193 in 2023, then a handful. The Gaslight District's own site markets the square, the condominium towers and The Laundry Rooms apart-hotel but names no owning entity, and the land is held parcel by parcel, so no owner is claimed.

Ontario's builder directory records two licences under the VanMar Homes umbrella at Cambridge addresses that each carry 898 condominium possessions - Centre Ice LP (by its general partner Centre Ice Developments GP Corp.), licensed since September 2019 and currently 'Licensed with Conditions', and VanMar Constructors ON 1028 Inc. Possessions run 102 in 2022, 467 in 2023, 1 in 2024, 232 in 2025 and 96 so far in 2026, with no chargeable conciliations and no claims paid. The licence address is Cambridge but the buildings are not necessarily: Centre Ice LP's registered website is stationpark.com, a London, Ontario project. The HCRA builder directory records Reid's Heritage Homes Ltd., licensed since 13 December 1984 under the Reid's Heritage Group umbrella, with 2,840 total possessions over 2016-2026 - 576 freehold and 2,263 condominium - plus a further 442 under Reid's Heritage Construction Ltd. Yearly: 205 (2016), 368 (2017), 281 (2019), 225 (2022), 392 (2023), 330 (2024), 303 (2025), 112 to date in 2026. Six chargeable conciliations and $181,847.49 in claims paid. The company builds across southwestern Ontario, so these are not all Cambridge homes; the directory reports the licensee, not the location.

No assessed value for any Cambridge parcel is public: MPAC's per-property values sit behind AboutMyProperty, propertyline and Municipal Connect, each of which requires a login. What the public record gives is the scale of the two largest private footprints, from a carmaker's fact sheet and a REIT's property schedule, and the municipal tax decision.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Concentration in Cambridge runs through industry, not through a landlord family. The largest identified private holding is Toyota's 400 acres; the largest identified commercial holding is a single mall owned by a Toronto-listed REIT; and the most visible local accumulator is a developer, HIP, that bought a dead foundry and rebuilt a district on it. Nothing in the public record establishes a farmland or land-banking holding in Cambridge, because Ontario publishes neither an assessment roll nor a bulk ownership file - that absence is the finding, not a gap in looking.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Cambridge is not a geography CMHC publishes separately - it falls inside the Kitchener-Cambridge-Waterloo CMA. What does exist builder by builder is Ontario's Home Construction Regulatory Authority builder directory, which publishes total possessions ('the total number of freehold or condominium properties delivered by the licensee to homeowners') and a year-by-year count. Fifty-seven licences sit at Cambridge addresses, and the directory reports the licensee's address, not where the homes were built - Reid's Heritage and VanMar both build well beyond the city. The shape of the market is clear anyway: two large groups plus a long tail of condominium single-purpose companies, and a shrinking set of freehold custom builders whose volumes have collapsed since 2021.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

One institutional landlord and one local developer carry the commercial story, and the biggest commercial building in the city is shrinking. Morguard REIT owns Cambridge Centre outright and is pulling a department store's worth of floor area out of it; HIP Developments has turned the Galt foundry lands into the Gaslight District; and the two largest occupiers, Toyota and ATS, own or occupy purpose-built plants and offices rather than renting from anyone. No REIT other than Morguard appears in any Cambridge record opened.

  • The street address of Cambridge Centre. Morguard REIT's property listing gives only 'Cambridge, Ontario'; the centre's own domain is occupied by an unrelated business, so the record says 'Hespeler Road' without a house number.
