The most valuable piece of ground in Granby is a zoo: 34 hectares at 525 rue Saint-Hubert Ouest assessed at $70,279,000 and exempt from tax as a recognised non-profit, ahead of the hospital and the shopping centre — and in a city of 23,577 assessment units worth $13.8 billion, the single largest private holding is 509,612 sq ft of retail owned by a Montreal family firm.

Ownership in Quebec is public and free, but only one property at a time: the roll is a public document and the owner's name can be read for any address on the municipality's own site or at the clerk's counter. The provincial bulk file publishes all 23,577 Granby assessment units with land value, building value, lot area, storeys, year built, dwellings, non-residential premises and the statutory paragraph behind any tax exemption, but with the owner's name and mailing address cut out, and Données Québec states that re-identifying them is forbidden. In a town this size the exemption paragraph does most of the work: it is what establishes that the sports complex on rue Crémazie and the wastewater plant on boulevard Industriel are entered in the name of the municipality, and that the zoo and the seniors' residence on rue Déragon are entered in the name of bodies recognised as non-profit under s. 243.3. The core land
The most valuable ground in the city, and what the public record says about it.
Re-sourced 2026-10-10 from MAMH's quarterly roll (www.mamh.gouv.qc.ca/role/RM47017.xml); the earlier build used a host whose robots.txt disallows crawling. Computed from RM47017.xml, the quarterly-update version of Granby's 2025-2026-2027 roll (schema 2.8, file dated 2026-06-11, reference date RL0401A 1 July 2023), and checked against MAMH's Sommaire du rôle workbook for fiscal 2026, which records the roll as deposited: 23,468 units, $13,542,878,592. The updated file carries 109 more units and $258.5 million (+1.91%) of maintenance changes since deposit; every marquee unit's values are unchanged. Granby is a useful control case: a city small enough that eight parcels describe most of what matters, and whose roll carries exactly the same fields as Montreal's.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
At Granby's scale concentration is easy to measure and the answer is that the biggest holders are not companies. The city itself and two recognised non-profits hold three of the five most valuable parcels; the largest private holder is a Montreal retail family firm; and the largest single landholding in the city by area is a 196-hectare recreational parcel on rue Drummond held by another recognised non-profit.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Granby is building rental housing faster than it builds anything else — 490 of the 706 new homes in the region in 2024 were rental, and the APCHQ expects more than 75% of 2025 starts to be apartments and condos for rent. The city has set itself a target of 5,500 new dwellings by 2034. Only one private developer could be named from a source that opened; Quebec publishes no builder league table, and Granby's own developers mostly do not publish unit counts.

Granby's commercial stock is thin and the ownership is correspondingly simple: one out-of-town family firm holds the shopping centre, and after that the largest taxable commercial units are a bank building and two retail strips whose owners the open roll does not name.
