Kamloops, British Columbia
Kamloops publishes a free per-parcel Property Information Report on all 33,262 of its parcels — lot size, zoning, floodplain depth, agricultural reserve coverage, even the active business licences inside — and no owner name and no assessed value anywhere in it; meanwhile 18,409 hectares of mineral claims ten kilometres west of the city changed hands on 20 March 2026 when an American miner acquired the Canadian company that held them.

Land titles in British Columbia belong to a public register run by the Land Title and Survey Authority — one of whose three remaining front counters is in Kamloops, open by appointment only — and anybody may search it, at $11.06 a search on the LTSA Customer Fee Listing as at April 1, 2026. There is no bulk owner product at any price and no price-paid file. Since 30 November 2020 corporations, trusts and partnerships that own BC land have had to file transparency reports with the Land Owner Transparency Registry, whose public search has been live since 30 April 2021 and which the same LTSA schedule prices at NIL: it is built to name the people behind the companies. Kamloops publishes more about each parcel than any of the other four cities in this batch and less about who owns it: its open Property layer carries PID, folio, legal description, lot area, parcel class and an OWNERTYPE classification, and a linked per-parcel Property Information Report adds elevation, approximate lot size in three units, school catchment, floodplain coverage, riparian status, Agricultural Land Reserve coverage, zoning, development-permit area and the business licences currently active at the address — but no assessed value and no owner.

The core land
The most valuable ground in the city, and what the public record says about it.
Kamloops is the clearest illustration in this batch of the difference between an open parcel file and an open ownership register. The City publishes 33,262 parcels with an owner CLASS on each one, and a free per-parcel report that will tell you the floodplain depth and the coffee shop in the lobby — and the one thing it will not tell you is whose name is on the title. Values below are counts from the City's own Property layer, queried server-side on 3 October 2026.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
At Kamloops' scale the public record will tell you what class of owner holds each parcel and nothing more, so the honest picture of concentration here is a count by class rather than a list of names. Four fifths of the city's parcels are private and almost one in ten is held by the province.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Kamloops builds in bursts, and 2026 is a burst: the Kamloops census agglomeration started 441 homes in 2025, of which 280 were apartment and other unit types, and 1,017 in the eight months to August 2026 — more than twice the whole of the previous year — with 830 of those 1,017 being apartments and two single months, January (419 starts) and April (368), accounting for three-quarters of the total. CMHC publishes no units-under-construction figure for the Kamloops CA, and no Canadian builder league table exists, so the names below come from the companies' own pages with whatever figure those pages state.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Kamloops has almost no institutional commercial ownership and no class-A office stock to speak of: in 2019 a broker told RENX the city had "roughly 15 downtown office buildings over 30,000 square feet" and that "There is not really a lot of class-A product". The largest employers named in the same piece are the Interior Health Authority, Thompson Rivers University and the BC Lottery Corporation — two provincial bodies and a Crown corporation — and the two malls are held by a private company and an unestablished owner.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Every assessed value in Kamloops. The City's open property file and its per-parcel Property Information Report both omit assessment entirely, and BC Assessment forbids commercial use of its own values.
- Who owns Sahali Centre Mall. Only its manager is published.
- Who owns the 296-acre industrial parcel at 2005 Mission Flats Road, and whether the Kamloops pulp mill's reported 2022 sale completed. businesswire.com and castanetkamloops.net both refuse scripted requests.
- Whether Cornerstone sold after its November 2019 listing at $6.3 million, and to whom.
- What Lansdowne Village Shopping Centre actually sold for. A broker gave RENX an estimate of $45 million and said in the same breath that the price had not been disclosed.
