Kanata is the rare Canadian district where the largest landlord publishes its own building list and the smallest landowner is the Crown: KRP Properties, part of Wesley Clover International Corporation, states that it owns, develops and manages all 30 of its buildings in Kanata North in-house, and its own portfolio page enumerates 28 of them at 2,677,128 rentable square feet — while the Directory of Federal Real Property records just five federal properties inside the former City of Kanata, 44.99 hectares and 1,875 square metres of floor space, three of the five being leases in KRP's own towers on Legget Drive. The City of Ottawa governs and assesses all of it, and Ontario will sell you one owner at a time for $37.10.

Can you find out who owns it?

Kanata is not a municipality and has not been one since the 2001 amalgamation: the City of Ottawa governs, zones, assesses and bills every property here, and the city's own map service keeps "Kanata" only as one of eleven "Former Municipalities", while its municipal address register records Kanata as the Canada Post delivery name for addresses that sit in Wards 4 (Kanata North) and 23 (Kanata South). Ownership therefore answers to Ontario's land registry, which ServiceOntario describes as containing "the official records of property ownership and other legal interests such as mortgages, transfers and leases" across "more than 7.4 million parcels", with services "only available online" and a self-search for a fee. That fee is $37.10 for a copy of a parcel register including its first page, there is no bulk owner extract at any price, MPAC's assessed values sit behind login-only products and still rest on 1 January 2016 values for the 2026 tax year, and Ontario publishes no price-paid file — so a Kanata sale price exists only on the individual registered transfer.

The city's address register puts 1000 Palladium Dr inside the former City of Kanata but in today's Ward 6 Stittsville; the arena sits on the east side of Huntmar Drive, which is the old Kanata boundary. OBJ reported on 27 November 2024 that Nokia had filed plans for roughly 592,000 square feet of new construction at 570 March Rd. — an eight-storey R&D engineering hub with 225,000 sq ft of office and a five-storey 345,000 sq ft laboratory fronting Legget Drive — alongside its existing 600 March Rd. facility, with up to about 2,160 residential units in later phases, and more than $340 million of investment between 2023 and 2027. Neither OBJ nor the 25 November 2025 Canada.ca release ("$40 million through the Strategic Response Fund's innovation stream") states who holds title. Both March Road addresses are inside the former City of Kanata.

The core land

The most valuable ground in the city, and what the public record says about it.

The interesting fact about Kanata's ground is how little of it the Crown holds. Ottawa as a whole is 8.8 per cent federal; the former City of Kanata is 0.33 per cent, and even that is two National Capital Commission parcels of Stoney Swamp rather than anything built. Everything else in Kanata North is private, and most of it belongs to one landlord. Ontario's Financial Information Return is filed by the municipality, and the municipality is the City of Ottawa: there is no Kanata, Gloucester or Stittsville return and no sub-municipal breakdown in it. Every figure below labelled Ottawa-wide is therefore a ceiling for the district, not a measurement of it. The federal figures below were produced by downloading the Directory of Federal Real Property in full on 3 October 2026 and testing every parcel's own latitude and longitude against the City of Ottawa's Former Municipalities polygon for Kanata, rather than matching on a municipality name — the register itself labels every one of these parcels "Ottawa", so a name match would have found nothing at all. Parcels are attributed by their registered coordinate, which is a point; a very large parcel straddling a boundary is credited whole to the district its coordinate falls in.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

At district scale Kanata's concentration is one name. Wesley Clover International Corporation holds, through KRP Properties and directly, the technology park's office portfolio, the Brookstreet Hotel and the Marshes Golf Club — office, hospitality and recreation on adjoining ground in Kanata North.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Kanata's new houses come from the same half-dozen Ottawa and Toronto builders that build the rest of the city, but Ontario is unusual in letting you count them by community: the Home Construction Regulatory Authority licenses a separate numbered or named company for each subdivision, and publishes each one's possessions — freehold and condominium homes actually handed to a buyer. A licensee called Mattamy (Kanata West) Limited is therefore a direct count of Kanata homes in a way no municipal statistic is. Two warnings apply. First, the directory gives the licensee's registered address, not where the homes were built: Metric Homes (Ottawa) Inc. is registered in Kanata but at 4829 Abbott Street East, which the city's address register places nowhere near it. Second, the community name is the builder's own — Minto's Hazeldean licensee builds Potter's Key, whose Rouncey Road addresses carry Stittsville postal names but fall inside the former City of Kanata on the city's own boundary, all 196 of them.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

One landlord dominates Kanata and says so in writing. KRP Properties states on its own site that it "owns, develops, and manages all of its buildings in-house" and that it is "part of Wesley Clover International" — so the technology park's offices, its hotel and its golf club all sit in the same private portfolio, which is unusual in Canada at this scale. The two shopping centres belong to a REIT and an Ottawa developer. The Crown is a tenant, not a landlord. And the biggest recent Kanata-branded transactions are not in Kanata at all: Tanger Outlets Ottawa at 8555 Campeau Dr and the 163,000 sq ft Kinaxis headquarters at 3199 Palladium Dr, which Morguard Corporation bought from the Taggart Group for $64.5 million in August 2022, both carry Kanata postal addresses and sit in Ward 4, but both are west of Huntmar Drive and fall inside former West Carleton Township on the city's own Former Municipalities layer. They are excluded from this record for that reason.

  • The registered owner of the Canadian Tire Centre site at 1000 Palladium Drive. The Senators' own site names Capital Sports & Entertainment Inc. only as a trademark holder; no opened source names a titleholder, and the parcel register costs $37.10 per PIN.
  • The registered owner of the Nokia campus at 570 and 600 March Road. Nokia filed the site plan and broke ground, two governments named money, and nobody published the title. nokia.com's newsroom is 403 to automation.
