Kentville, Nova Scotia
Kentville is the Annapolis Valley's service centre, and the open record shows how little of the Valley's ground is actually inside it: the hospital, the community college campus and the region's big-box retail all carry Kentville addresses and are all assessed in the Municipality of the County of Kings. What the town does hold is a federal farm — 128.23 hectares and nineteen buildings at 32 Main Street, the only marquee holding in this batch whose owner comes from a register rather than from a newspaper. Everything else is priced to the dollar and anonymous: $1.16 billion of assessment across 2,784 accounts, every sale since July 2010 with its parcel count, and not one owner's name, because Nova Scotia sells no single title search at all.

Nova Scotia answers the two halves of the question in opposite directions, and says so plainly. What a property is worth and what it last sold for are open and genuinely reusable: the Property Valuation Services Corporation's datazONE portal publishes every sale in the province since July 2010 with its civic address, date, price and the number of parcels in the deal, five years of assessed and taxable values for every account, and the floor area, leasable area, year built and dwelling-unit count of every commercial building, under a licence granting a worldwide, royalty-free, perpetual licence to use the information 'including for commercial purposes'. Who owns it is not open at all. The ownership register, Property Online, states on its own subscription page that it 'doesn't provide one time use or trial subscriptions': the base monthly fee is $99.65 plus tax including five hours of search time, then $19.93 per hour, and the only one-off route is to attend a Land Registration Office in person and pay $6.59 per person per half-day or any partial half-day. Owner names are also absent from the open files by design, because PVSC's data disclosure policy exempts personal information — so the roll can be read down to the individual parcel, with its price history, without ever naming a holder.

Computed on 3 October 2026 from PVSC's datazONE open files for the municipal unit 'TOWN OF KENTVILLE' — 2,784 accounts for tax year 2026, 3,248 recorded sales since July 2010 and 383 commercial building records — cross-checked against the Municipality of the County of Kings. The cross-check matters here more than anywhere else in this batch, because the institutions the town is known for sit outside its legal boundary: Valley Regional Hospital at 150 Exhibition Street carries a Kentville mailing city but is assessed under the Municipality of the County of Kings at $61,478,100, as is the Nova Scotia Community College campus at 236 Belcher Street at $12,744,000, and the Annapolis Valley's regional retail is in New Minas, also in the county. Attributing any of them to the town would overstate it by more than its entire commercial base.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The concentration in Kentville is federal and it is agricultural. One custodian holds 128.2299 hectares and nineteen buildings inside a town of roughly seventeen square kilometres, and it is the only holding in the town that a free register names at all. After that the roll's weight sits on four accounts — 30 Chipman Drive, Kings County Academy, the research centre and 24 Miners Landing Drive — which carry $55.8 million of the $1.16 billion roll between them, and three of the four have no named holder.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Kentville's apartment stock is concentrated and recent. PVSC's commercial building file records 1,014 dwelling units across the town's commercial accounts, and the year-built field shows 153 of them in three buildings finished in the 2020s and 150 in four buildings in the 2010s — 303 units, thirty per cent of the whole stock, in fifteen years, against 118 units in four buildings for the whole of the 1980s and nothing at all recorded for the 1940s, 1950s or 1970s. Twelve buildings hold thirty units or more, and four of them are the Miners Landing cluster. There is no builder league table for Nova Scotia and no CMHC starts series for Kentville — Statistics Canada's open CMHC cube 34-10-0143 covers 22 geographies and no Nova Scotia town outside Halifax — so the figures below are the roll's own unit counts and the one developer that a document names.

Kentville's commercial story is told by what is next door. Crombie REIT's property search returns nothing in Kentville and County Fair Mall at 9256 Commercial Street in New Minas; Plaza Retail REIT holds Commercial Street Plaza at 9275–9293 Commercial Street and Granite Drive Plaza on Silver Fox Avenue, both New Minas, and nothing in the town; Killam's only Nova Scotia apartment market is Halifax. The REITs are in the Valley and they are in the county, not in the town, and the town's own biggest buildings are an industrial complex and a federal farm.

Business directories place several food businesses at the civic address; none of that was treated as establishing ownership, and Property Online was not subscribed to.
- What stands at 650 Park Street — 186,976 sq ft of buildings assessed at only $6,751,000, with no year built recorded and no sale since July 2010 — and who holds it or the adjoining 655 Park Street.
- The holder of the land under Kings County Academy and under the Valley Regional Hospital. Both buildings are identified from their operators' own published directories; neither operator states that it owns the land, so no owner is named for either.
- Whether Parsons Green Developments still holds the four Miners Landing accounts. The engineer's project page names it as the client for buildings B and C; no sale has been registered against any of the four parcels since July 2010, which is consistent with continued ownership but does not prove it.
