Can you find out who owns it?

Ownership in Quebec is public and free, but only one property at a time. The roll is a public document: anyone can read the owner's name for a given address on the municipality's own site or at the city clerk's counter, and Laval runs such a tool. The provincial bulk file publishes the same records for all 154,878 Laval assessment units — land value, building value, lot area, storeys, year built, dwellings, non-residential premises, the statutory paragraph behind any tax exemption and the date the current owner's title was first registered — with the owner's name and mailing address cut out, and Données Québec states that re-identifying them is forbidden. So there is no lawful way to build a Laval owner database from open data; what the open file does give is the price of the ground and, through the exemption paragraph, the legal class of owner for every tax-exempt building. A sale price itself appears only in the Registre foncier du Québec, at 1,50 $ per document.

Espace Montmorency's own site states "717 Appartements" and "15 Étages de bureaux", LEED Gold residential and LEED Platinum offices — the dwelling count matches the roll exactly. Groupe Montoni developed it, lists it as the one Laval residential property in its own leasing inventory, and has its head office at 600 rue Lucien-Paiement inside the complex; but no document opened names the entity that holds title, and the open roll redacts it.

Everything below was computed directly from RM65005.xml, MAMH's quarterly-update version of the Laval roll (file dated 2026-06-12, schema 2.9), whose market-conditions reference date RL0401A is 1 July 2023 — the roll in force for 2025-2026-2027. Quebec publishes the price of every parcel for free; it is the name against each one that is withheld. Re-sourced 2026-10-10 from MAMH's quarterly roll (www.mamh.gouv.qc.ca/role/RM65005.xml); the earlier build used a host whose robots.txt disallows crawling. The quarterly file is a later state than the deposited roll: the earlier build's RL65005_2026.xml matched MAMH's Sommaire du rôle 2026 exactly (154,876 units, $109,818,961,474), while this file carries 154,878 units and $110,779,254,974 (+0.87%) of maintenance changes since deposit. Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

No Quebec or Canadian league table of housebuilders by units exists, so the figures below are each company's own published count, on its own basis. What Laval's open roll does give is a dwelling count per assessment unit and the year its main building went up, which is how the per-year figures in the core section were produced. The builders here are all private: not one significant Laval residential developer is a listed company, which is why none of these numbers is audited.

  • This record reads RM65005.xml, MAMH's June 2026 quarterly update (154,878 units, $110,779,254,974), not the deposited RL65005_2026.xml the Sommaire summarises (154,876 units, $109,818,961,474), because donneesouvertes.affmunqc.net disallows all robots. The two are 0.87% apart and are not reconciled line by line here.
  • Who holds title to Espace Montmorency ($483.7M, the second most valuable unit in Laval). Montoni developed it and markets it; the complex was publicly reported to have been built in partnership with Groupe Sélection, which went into creditor protection in November 2022, and the Fonds immobilier de solidarité FTQ. No document naming the current title holder opened.
  • The entity behind Place Bell. The roll's exemption paragraph (s. 204(5°)) establishes it is a mandatary of a local municipality, but not which one.

  • Habitations Trigone's unit count. Search results attribute the Vivaxcès development at 855-867 avenue Léo-Lacombe (389 dwellings, 10 storeys, built 2023, $114,972,500 on the roll) to Trigone, but trigone.ca, habitationstrigone.com and groupetrigone.com all refuse connections, so no builder is named for that building.
  • The occupiers and owners of three large taxable Laval parcels the roll prices but does not identify: 4655 autoroute 440 (Laval Ouest), CUBF 5161, 45,091.6 m², built 2015, $140,407,400; 1600 Montée Masson, cold storage, built 2013, $116,259,100; 1500 Montée Monette, a 1,034-dwelling seniors complex, 15 storeys, built 1988, $160,430,600.
