Oakville's three biggest private landholdings are a car plant, a golf course and a mall in receivership proceedings: Ford Motor Company of Canada's 487-acre Oakville Assembly Complex, the Glen Abbey course that ClubLink spent five years trying to turn into 3,222 homes before withdrawing its appeals in July 2021 under a heritage designation, and Oakville Place, held 50/50 by RioCan and Hudson's Bay Company until RioCan put in a $63-million stalking-horse bid for its bankrupt partner's half in 2025 - a sale whose completion this record could not establish.

Ontario's land registry is the official record of ownership: ServiceOntario states that it "contains the official records of property ownership and other legal interests such as mortgages, transfers and leases" across "more than 7.4 million parcels of land", that its services "are only available online", and that on OnLand "You can do a self-search for a fee" - $37.10 for a copy of a parcel register under the bulletin effective 2 November 2026. There is no bulk ownership extract at any price, and MPAC's assessed values are behind three separate logins and still pegged to 1 January 2016 values for the 2026 tax year. Ontario publishes no price-paid file. Oakville shows what that costs a reader: the prices on this page exist only because a receivership and a court file forced them into the open, and the one large office-industrial assembly in the town declined to put a figure on what it had paid.

The core land
The most valuable ground in the city, and what the public record says about it.
Oakville has the largest tax base of the five Ontario cities in this batch - $72.07 billion, more than twice Kitchener's - and the most office value: its office-building class alone is assessed at $878.3 million, 2.7 times Kitchener's and 18 times St. Catharines's. It is also the most residential, at 88.8 per cent. Figures from the town's own Financial Information Return for 2025, filed under s.294(1) of the Municipal Act and published as bulk CSV under the Open Government Licence - Ontario; the underlying values are 1 January 2016 current values.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The interesting thing about Oakville is that its largest private landholdings are not held by property companies at all. A carmaker holds 487 acres; a golf operator holds roughly 80 hectares it spent five years trying to convert and then gave up; a capital manager holds 47 contiguous acres beside the QEW. Between them that is more land than the town's entire shopping-centre class covers, and none of it is a REIT.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
A hundred and thirty-one companies hold a current HCRA licence at an Oakville address, and the directory's counts show how different a wealthy GTA town's building industry looks from a mid-size city's: the largest Oakville-licensed builder by delivered homes is a freehold subdivision builder working across the Golden Horseshoe, and the second is a general contractor whose entire recorded output is condominium units built for other people. Figures are total possessions 2016-2026 from the Ontario Builder Directory's own API; they are province-wide output by Oakville-based licensees, not homes built in Oakville, which the directory does not break out.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Oakville's commercial ownership is split between one REIT working through a receivership, one locally headquartered private-equity real estate manager that assembled the suburban office-industrial node, and single-asset corporate owners - Ford and ClubLink - whose property is incidental to their business. There is no pension fund or large office REIT established in the record.

The $63-million bid was a stalking-horse floor price in a 60-day marketing period that closed 13 October 2025; RioCan's Q2 2026 call said only that progress was being made with the receiver. No filing or court record confirming completion was opened, so the mall is recorded as 50/50.
- The exact area of the Glen Abbey site. Reporting describes it as an 80-hectare golf course and one plan included a 124-acre public park; no single authoritative acreage was found, so the figure is given as approximate.
