Pointe-Claire is its own city on the Island of Montreal, not part of Ville de Montréal, and its roll is the richest in this batch: $15.66 billion over 11,964 units, 41% of it in land alone, with a shopping centre owned by Ontario's teachers as the single most valuable parcel and a data-centre campus second — a parcel whose assessed value rose 49% in one roll.

Can you find out who owns it?

Ownership in Quebec is public and free, but only one property at a time. Pointe-Claire is one of the demerged municipalities of the Montreal agglomeration, so it has its own roll but not its own evaluator: the City's page states that the roll is produced by the Direction de l'évaluation foncière de la Ville de Montréal and that "La Ville de Montréal est responsable du rôle d'évaluation de l'ensemble de l'agglomération de Montréal". The provincial bulk file publishes all 11,964 Pointe-Claire assessment units with land value, building value, lot area, storeys, year built, dwellings, non-residential premises and the statutory paragraph behind any tax exemption — but with the owner's name and mailing address cut out, and re-identification expressly forbidden. The roll in force is the 2026-2027-2028 triennial, effective 1 January 2026, at market conditions of 1 July 2024. A sale price appears only in the Registre foncier du Québec at 1,50 $ per document; Montreal does run a free comparable-sales service, but only for the owner of a residential building of five units or fewer, who must supply the identification code printed on their own assessment notice.

The most valuable ground in the city, and what the public record says about it.

Pointe-Claire's roll was computed from RM66097.xml, MAMH's quarterly-update version of the roll (file dated 2026-06-08), by summing RL0404A across every RLUEx: $15,658,742,451 over 11,964 assessment units, 17,031 dwellings, 1,658 non-residential premises and 1,501.4 ha of titled land. Re-sourced 2026-10-10 from MAMH's quarterly roll (www.mamh.gouv.qc.ca/role/RM66097.xml); the earlier build used a host whose robots.txt disallows crawling. The quarterly file is a later state than the deposited roll. MAMH's Sommaire du rôle 2026 gives the deposited figures — 11,967 units, 16,036 dwellings, 1,658 premises, $15,234,586,251, of which $14,000,369,010 taxable and $1,234,217,241 non-taxable — and the earlier build's parse of the deposited file matched it exactly. The June 2026 file carries $424.2 million (+2.78%) more, almost all of it buildings (land is within $4,500), with 3 fewer units and 995 more dwellings: newly completed towers such as 265 boulevard Brunswick (255 dwellings, built 2025, $110,014,100) entered by maintenance. Ville de Montréal's own agglomeration extract, an independent check, returns 11,949 Pointe-Claire units (MUNICIPALITE 20), 1,498.78 ha of land and 17,034 dwellings — within 0.13%, 0.18% and 0.02% of this file. The federal Directory of Federal Real Property lists one Transport Canada parcel of "Pierre Elliot Trudeau International Airpor[t]" (93,167 m² of floor area, 1,274.7 ha) against a municipality field of Pointe-Claire. Pointe-Claire's roll contains no CUBF 43xx aerodrome unit at all, and the whole s. 204(1.1°) federal footprint in the city is 3 units worth $12,127,000 of vacant land on boulevard des Sources. The DFRP municipality field is wrong here and the airport is not credited to Pointe-Claire.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

By assessed value the largest identified owner in Pointe-Claire is an Ontario pension plan; by land area it is the City itself. Nobody else in the city holds anything close, and the roll's 11,964 units are otherwise a suburb of single owners — the largest residential holding is one 1969 complex and the largest retail landlord outside Fairview holds 15 shops.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Pointe-Claire's new housing is apartment towers on infill sites, not subdivisions, and the roll shows how few of them there are: across the whole city only 145, 54, 293, 19, 297 and 16 assessment units record a main building built in 2020, 2021, 2022, 2023, 2024 and 2025, carrying 145, 352, 715, 192, 468 and 748 dwellings (MAMH's June 2026 file; the deposited roll had only 215 and 2 dwellings for 2024 and 2025). Quebec publishes no builder league table and no developer could be named from a document for any of the recent towers, so the entries below are the buildings themselves — which is the honest answer to who built the new homes here. Three of the four largest were registered on the same two days, which means each pair came from one transaction.

Commercial landlords

Pointe-Claire's commercial property is two things: one super-regional mall, and a 62-parcel industrial and pharmaceutical corridor along the Trans-Canada that is worth $2.21 billion on the roll ($2,205,549,201 across the 62 units addressed on the autoroute) — more than the whole assessed value of several cities in this batch. The corridor's logistics sheds are where institutional capital has actually arrived, and the roll shows it in registration dates rather than names: 5500 and 7700-7800 autoroute Transcanadienne and 2751 autoroute Transcanadienne were all registered on 2023-02-17, which means one portfolio transaction took three buildings at once.
