Port Perry, Ontario

Port Perry has not been its own municipality since 1 January 1974, when Durham Region was created and it became part of the Township of Scugog; Canada's names authority carries it as an unincorporated place and Durham Region's open data lists it as a community of type "Village" whose municipality is Scugog. The township governs, assesses and bills it. The single largest landholding anyone publishes here is not in the village at all but under the water beside it: Parks Canada holds 3,639.43 hectares of the Trent-Severn Waterway National Historic Site in the Township of Scugog, which is the bed of Lake Scugog — more than seven per cent of the township's area, and 3,639 hectares more than the federal government owns on dry land in it.

Port Perry is a community inside the Township of Scugog and has not been a municipality since 1974. Natural Resources Canada's geographical names database records it in Durham with the concise code UNP — an unincorporated place — and the generic code 202, "a named residential area adjacent to a city, town or village". Durham Region's own open data names Port Perry a community of type "Village" in the municipality "Scugog", and the regional boundary layer calls that municipality the "Township of Scugog", 519.27 km². Scugog files the Financial Information Return, MPAC assesses the parcels and Scugog and Durham Region levy the taxes; there is no Port Perry figure in any published Ontario municipal finance, and the township is too small to appear in the province's housing-supply reporting at all. Ownership follows the provincial rule: ServiceOntario states the land registry "contains the official records of property ownership and other legal interests such as mortgages, transfers and leases", "covers more than 7.4 million parcels of land in the province", is "only available online", and that on OnLand "You can do a self-search for a fee" — $37.10 per parcel register from 2 November 2026. There is no bulk ownership extract at any price, Teraview is restricted to licensed users, MPAC's values are behind three log-in-only products and still pegged to 1 January 2016, and Ontario publishes no price-paid file.

The core land

The most valuable ground in the city, and what the public record says about it.

Nothing financial here is Port Perry's. The Township of Scugog files one Financial Information Return for 519 square kilometres that include Blackstock, Caesarea, Greenbank, Seagrave, Manchester, Prince Albert and a dozen more hamlets as well as the village, and publishes no breakdown. Scugog is also below the threshold of the province's housing-supply reporting, so unlike every other place in this batch there is not even a municipal completions figure to borrow. The federal numbers were matched on the register's own Municipality field, "Scugog", which is unambiguous province-wide — but the Metro Area field is blank for every Scugog row, so each parcel was checked by coordinate as well, which is how the Trent-Severn holding turns out to be the lake.

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Port Perry's new housing is a small number of subdivisions put up by Greater Toronto builders who incorporate a company for the site, plus a handful of local custom builders. Two of the GTA companies dominate: Delpark Homes (Port Perry) Inc., registered on Keele Street in Concord, and Oxnard Port Perry Inc., registered on Leslie Street in Richmond Hill. Four licensees actually registered in Port Perry account for 19 possessions between them, which is the real scale of local housebuilding here. Because Scugog is outside the province's housing-supply reporting, this register is the only count of new homes in Port Perry that exists in public. The standing caveat applies: the directory gives the licensee's REGISTERED address, not where the homes were built, and figures are cumulative province-wide possessions.

Commercial landlords

Port Perry has one commercial property whose owner is published and no others. The village's Queen Street retail, its plazas on Water Street and Simcoe Street and the Reach Industrial Park are all privately held by owners no opened source names. The biggest entertainment business with a Port Perry postal address, the Great Blue Heron Casino & Hotel, is not in the village: Great Canadian Entertainment's own page gives its address as 21777 Island Road, Port Perry and describes it as "Located in the scenic backdrop of Scugog Island", several kilometres out on the island, and the page states only that Great Canadian operates it, not who owns the land. It is therefore left out of the marquee rather than counted as a Port Perry building.
