Riverview is the apartment half of Greater Moncton: 487 of its 7,935 assessment accounts are apartment buildings carrying about 1,777 units and 15.6 per cent of a roll that has risen 84 per cent in four years — and because New Brunswick publishes every value and every sale price but no owner, the town's two biggest apartment blocks have a documented price and no documented owner.

Service New Brunswick's Property Assessment Online needs no account and returns a property's location, description, five years of assessment and levy, and its recorded sales with date and amount; GeoNB republishes exactly the same material for all 485,493 parcels in the province as a monthly bulk download whose catalogue entry reads 'Restriction on use: Unrestricted. License: Open Government Licence'. Neither names an owner. For the owner you go to the land registry and pay per look: Real Property Online charges $17.50 per report package plus HST, with documents and plans $1.00 each, and the professional channel PLANET is open only to subscribing lawyers, surveyors and financial institutions at $1 a query with a $10 monthly minimum or $65 a month flat since 1 March 2026. Riverview is taxing authority 671 in the provincial roll, 7,935 accounts worth $3.39 billion — every value and every sale price open, every owner behind a fee.

The provincial roll's own description of the parcel is 'SHANNEX PARKLAND', and Shannex's Parkland division publishes 822 Coverdale Road as its Riverview retirement campus — all-inclusive and assisted-living apartments, a licensed Assisted Living Level 2 special care provider, suites from a 312 sq ft junior suite upward. A 78-unit apartment complex assessed at $19,842,200 and sold on 13 April 2023 for $24,046,986 — the largest genuine single-parcel transaction recorded in Riverview in the open file, at 1.21 times the current assessment. Most large figures in that file are traps: a $81,807,100 consideration dated 14 January 2026 is repeated against 134 separate parcels province-wide, and a $42,680,800 figure against 120. This one is unique and therefore real. The buyer is not in the file; New Brunswick's open data carries no owner column at all.

The provincial roll describes the same parcel as 'SOBEYS/NBLC & STRIP MALL' and assesses it at $12,082,800; it sold on 22 March 2013 for $14,650,000 in a sale whose date-and-price pair is unique province-wide. This is the largest private commercial holding in Riverview that a document establishes.

The Province's 2024-2025 Transportation and Infrastructure annual report records that Design and Construction serves 'all GNB departments, supporting schools, hospitals, offices, courthouses, jails' and that Operations manages about 380 government-owned buildings. Carried in the 2026 roll as 'REC. CENTRE (U/C) & LAND' at $11,687,400 — still under construction when the roll was struck. CBC reported in April 2023 that the complex, with an eight-lane 25-metre pool, a leisure pool, a 200-metre walking track and a field house, was receiving almost $40 million from three levels of government: roughly $20 million federal, about $6 million provincial and nearly $14 million from the Town, the Town's share supported by a community fundraising campaign, with $4.8 million earmarked for 2023. An earlier CBC report put the Class A estimate at $45.6 million.

The province's roll describes this parcel as 'ATC BUILDING & LOT 74-3' and assesses it at $19,552,200, which makes it the fourth most valuable property in Riverview and the most valuable one in the town whose use we could not identify at all. No filing, company page or news report we opened names it or its owner, and it has no sale in the open file. It is the clearest case in this record of the limit of free New Brunswick data: the value is public to the dollar and the owner costs $17.50.

The one piece of ground the Government of Canada owns outright inside Riverview: 0.3720 hectares, no buildings, recorded in the Directory of Federal Real Property as Crown Owned, custodian Transport Canada, property 04264, an air-navigation beacon for Moncton. Everything else Canada occupies in the town it rents — a 37 sq m Canada Post lunchroom at 715 Coverdale Road and a 651 sq m RCMP Caledonia detachment at 461 Pine Glen Road, both recorded as 'Lease or Licence'. The register proves the inverse of ownership: two private landlords stand behind those rows and the register does not name them.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

At Riverview's scale concentration is in apartments, not land. The province's open roll makes the shape visible without naming a soul: 487 apartment accounts hold 15.6 per cent of the value, three schools hold $60.8M, the Town holds the recreation site and a 10-acre development parcel, and Canada owns 0.372 hectares. There is no farmland story here — five accounts in the whole town carry a farm or timber description.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Riverview's housing is apartments now. The provincial roll records 487 apartment-type accounts carrying roughly 1,777 stated units, 15.6 per cent of the town's assessed value, and the biggest additions are recent: two 123-unit towers at 636 and 646 Whitepine Road assessed for the first time at $16.9M and $27.7M, a 78-unit complex on Pinewood Road that changed hands for $24.0M in 2023, a 90-unit block at 747 Coverdale Road, a 66-unit building on Quinn Court. There is no builder league table for New Brunswick, no Home Construction Regulatory Authority equivalent, and Statistics Canada's CMHC starts cubes carry no Riverview member — so what follows is what named documents establish about who is adding units, not a ranking.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Riverview's commercial ground is small, and what is documented about it points the same way as Moncton's: out of province. A Nova Scotia REIT owns the grocery-anchored plaza that is the town's retail centre; the regional mall that serves Riverview is Champlain Place, which is across the river in Dieppe and belongs to a Montreal private company, not to Riverview. Everything else of scale in the town is apartments, the Crown, or the Town itself.
