Can you find out who owns it?

Ownership in Quebec is public and free, but only one property at a time, read from the roll on the municipality's own site or at the clerk's counter. The provincial bulk file publishes all 56,325 Sherbrooke assessment units with land value, building value, lot area, storeys, year built, dwellings, non-residential premises and the statutory paragraph behind any tax exemption, but with the owner's name and mailing address cut out; Données Québec states that re-identifying them is forbidden. The exemption paragraph is the useful substitute: it names the legal class of owner — a university-level establishment, Santé Québec or a health-network establishment, the municipality — and MAMH's statutory Sommaire totals the exempt value by that class for the whole city. A sale price appears only in the Registre foncier du Québec, at 1,50 $ per document.

Les Affaires, April 2025: two ten-storey towers with about 150,000 sq ft of offices and shops and 64 apartments, built above the City's parking structure, with a 715-space underground garage. It quotes Groupe Custeau: “Nous avons un droit superficiaire … Ils nous ont, en quelque sorte, vendu l'air au-dessus”. The most valuable ground in the city, and what the public record says about it.

Re-sourced 2026-10-10 from MAMH's quarterly roll (www.mamh.gouv.qc.ca/role/RM43027.xml); the earlier build used a host whose robots.txt disallows crawling. No such file exists for Sherbrooke: MAMH's quarterly index (indexRole.csv) lists no municipality with geographic code 43xxx and RM43027.xml returns 404. The figures below therefore rest on MAMH's statutory Sommaire du rôle workbook for fiscal 2026 (row 43027: roll deposited 2024-10-10, compiled 2025-08-27, facteur comparatif 1.08), read on MAMH's own content host. Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Sherbrooke's new housing comes from Estrie-based private developers, not national builders, and there is no Quebec league table to rank them by. The most instructive thing about the market is structural rather than numerical: the city's flagship downtown project was built on a surface right over a municipally owned parking garage, which Les Affaires describes as a droit superficiaire sold over the City's own garage.

Commercial landlords

One private landlord dominates Sherbrooke's commercial stock, and its arrival was the fourth-largest commercial property transaction in Quebec in 2019 and the only one in the top ten outside the island of Montreal. The institutions that outweigh it — the universities, the CEGEP and the CHUS — pay no tax on their campuses.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who holds the surface right over the Espace Centro garage. Les Affaires identifies Groupe Custeau as the developer and quotes its vice-president on the droit superficiaire, but names no title-holding entity.
  • Whether the Université de Sherbrooke, Bishop's University and the Cégep de Sherbrooke hold their campuses directly. The earlier build read each campus's s. 204(13°) exemption from the bulk roll on a disallowed host; without it the owner rests on the institution occupying its own campus, and no deed or filing was opened.
  • Which legal person within the Quebec health network holds the two CHUS campuses. s. 204(14°a) covers both Santé Québec and any Schedule II establishment, and the per-campus exemption itself could not be re-read from an allowed host.
  • Whether Sherbrooke publishes a free per-property roll lookup. Its taxes-and-assessment page opened but contained no link to one.
  • Owner names are redacted from the provincial bulk roll and the licence forbids re-identifying them, so no lawful bulk owner join exists in Quebec.
