Smithers, British Columbia
A town of 5,378 in the Bulkley Valley whose economy the province's own facility inventory sets out in two addresses: West Fraser Mills Ltd. at 2375 Tatlow Road, 226 million board feet of lumber a year, and the Drax–West Fraser pellet partnership at 1723 Dahlie Road. Smithers owns its own airport, transferred from Canada in 1999 with a repurchase option Canada still holds, and in May 2025 it bought a former home-decor shop on Main Street to become the library. No tree farm licence touches the valley, so no forest company owns ground here — the fibre comes off Crown timber-supply-area land under licence.

Ownership in Smithers is public but priced. British Columbia's land title register is run by the Land Title and Survey Authority and anyone may search it, but every search is a paid transaction: the LTSA Customer Fee Listing current at 1 April 2026 prices a title search at $11.06. There is no bulk owner product and no price-paid file; the province publishes only monthly counts and aggregate fair market value by municipality. The free half of the system is the Land Owner Transparency Registry — filings required from 30 November 2020, search open since 30 April 2021, the deadline for pre-existing interests 30 November 2022 — which names the individuals behind corporations, trusts and partnerships holding BC land; a search under section 35 of the Land Owner Transparency Act is priced NIL on the same schedule. It is used here to establish which entity holds an asset, never as a source of names to publish. Smithers appears on LTSA's Tax Certificates Online table at $110.26. The Town publishes audited statements that are unusually candid about what it owns — the airport note sets out the 1999 transfer from Canada and Canada's standing option to buy it back — but it publishes no list of its largest taxpayers, and the permissive-exemption table its annual report indexes did not reproduce as text in the published file. Beyond the Town's own statements, the only free owner registers that reach Smithers are the federal real property directory and the province's timber-processing facility inventory.

The core land
The most valuable ground in the city, and what the public record says about it.
Smithers is a $1.41 billion roll of which houses are 79% and the two mills plus the utilities are under $32 million between them — a reminder that a mill town's mill is usually a small fraction of its assessment base and a large fraction of its payroll. The Town's own annual report cross-checks the provincial schedule exactly, quoting "properties in the Town valued at $1.406 billion (BC Assessment)". There is no private managed forest land on the Smithers roll at all.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Smithers is the case where the forest-tenure rule produces a blank and the blank is the answer. No tree farm licence touches the Bulkley Valley around the town: a query of the province's tree farm licence layer over a box from 54.5N to 55.1N and 127.6W to 126.7W returns no features, and the Tree Farm Licence Schedule A layer — the layer that maps land a forest licensee actually owns — returns none either. West Fraser's fibre comes off the Bulkley and Morice Timber Supply Areas, which are Crown land cut under licence. There is also no private managed forest land on the town roll. So the only named landholders here are the Town and the Crown in right of Canada, and we do not publish a Crown-land share inside a built-up municipality.

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Smithers builds in single figures and tens. BC Stats recorded 16 residential units permitted in 2025 and 15 in 2024; BC Housing's New Homes Registry recorded 15 single-detached homes registered in 2024 and 37 purpose-built rental units, the first rental registrations the town has had in years that were not suppressed for being under five. Eighteen companies hold a residential builder licence at a Smithers address, and none of them publishes a unit count.

- Hudson Bay Mountain Resort, the ski area the Town's own profile names among its amenities, sits outside the municipal boundary and is not treated as a Smithers property here.
