Saint-Georges, Quebec

Saint-Georges is a manufacturing town where the shops outweigh the factories — $509.8 million of commercial value against $219.3 million industrial — two-thirds of its assessed land is farm and woodlot, and education alone is $257.6 million, 46% of everything the roll exempts.

Can you find out who owns it?

Ownership in Quebec is public and free, but one property at a time. Saint-Georges publishes a free online roll and taxation lookup through PG Solutions' ImmoNet, so the owner's name for any address in the city can be read without a fee. The provincial bulk file describes all 14,570 assessment units (MAMH's Sommaire du rôle 2026 count) with land value, building value, lot area, storeys, year built, dwellings, non-residential premises and the statutory paragraph behind any tax exemption, but with the owner's name and mailing address cut out, and Données Québec states that re-identifying them is forbidden. Provincial open data supplies substitutes for the missing names: the education ministry's building file records the polyvalente on 119e Rue and the trade school on 25e Avenue as "Propriété de la CS", and the MSSS installations file names the operator of every health installation. A sale price appears only in the Registre foncier du Québec, at 1,50 $ per document.

The core land

The most valuable ground in the city, and what the public record says about it.

Saint-Georges has no quarterly roll file on MAMH's own host (code 29073 is absent from MAMH's indexRole.csv and www.mamh.gouv.qc.ca/role/RM29073.xml returns 404), so this section rests on MAMH's Sommaire du rôle 2026 workbook rather than on a unit-by-unit parse: units 14,570, dwellings 17,011, other premises 1,669, land $1,266,320,700, buildings $4,035,338,000, property $5,301,658,700, taxable $4,741,741,900, non-taxable $559,916,800. The roll's market-conditions reference date is 1 July 2023.

Education alone is $257,591,400, or 46% of everything exempt in the city.
A manufacturing town's factories, measured$219,335,300 over 68 taxable units
MAMH Sommaire du rôle 2026, industrial-manufacturing class (CUBF 2-3): 68 taxable units worth $219,335,300, plus 4 non-taxable units worth $1,006,300. For contrast the commercial class is $509,779,600 over 293 taxable units — in Saint-Georges the shops are worth more than twice the factories. The plant-by-plant values an earlier build took from the bulk roll were dropped on 2026-10-10.

Within it, agriculture (line 81) is 290 units worth $117,458,400 on 8,617.37 ha and forestry (line 83) 190 units worth $37,972,900 on 4,337.56 ha.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Saint-Georges is the most agricultural of the five cities in this batch: two-thirds of its assessed land area is farm and woodlot, held in hundreds of separate units whose owners the open roll does not name. Among institutions the school service centre is the largest holder by value, and the city by count.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Quebec publishes no builder league table; it publishes the licence register, and a general contractor may only build a new home covered by the guarantee plan if its RBQ licence carries subcategory 1.1.1. Nine licence holders registered in Saint-Georges carry it, and unlike Shawinigan's the Beauce roster is old: five of the nine have held the licence since before 2008. The town is also the registered home of construction firms far larger than itself — Pomerleau inc.'s active licence is registered at 521 6e Avenue Nord, Saint-Georges. The caveat that matters: the register gives the licensee's registered address, not where the work was done.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Saint-Georges has more commercial value than industrial — $509.8 million against $219.3 million (MAMH Sommaire du rôle 2026) — and most of it sits on boulevard Lacroix and 1re Avenue; the hotel class is 8 taxable units worth $19,742,300. One out-of-town landlord lists the super-regional mall in its portfolio; the federal government is a tenant at Place Centre-Ville, which the federal register proves by labelling its interest a lease. The unit-by-unit values an earlier build took from the bulk roll were dropped on 2026-10-10 because MAMH publishes no quarterly roll file for Saint-Georges.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who owns the 11485-11575 1re Avenue office tower and Place Centre-Ville at 11400 1re Avenue, where the federal government is a tenant.
  • Whether Garaga and Boa-Franc (Mirage) own the plants at their published head-office addresses, and where Mirage's second plant and any other Garaga plant are.
  • Which company occupies the semi-trailer plant on 107e Rue. Third-party directories give Manac Inc. but no Manac source was opened that states it.
  • Who owns the city's golf course, the 300 118e Rue hotel and the textile mill on 90e Rue.
  • Whether Carrefour Saint-Georges is held by Groupe MACH Inc. itself or a nominee; MACH lists it in its portfolio but no deed or filing was opened.
  • Owner names are redacted from the provincial bulk roll and the licence forbids re-identifying them; Saint-Georges' free ImmoNet lookup will answer any one of these questions for a reader, one address at a time, which is exactly what the Quebec regime is designed to allow.
  • Re-sourced 2026-10-10: MAMH publishes no quarterly roll for Saint-Georges (code 29073 is not in www.mamh.gouv.qc.ca/role/indexRole.csv and RM29073.xml returns 404), so nothing could be recomputed from www.mamh.gouv.qc.ca/role/RM<code>.xml; the earlier build used a host whose robots.txt disallows crawling. City-wide totals and classes rest on MAMH's Sommaire du rôle 2026 and are unchanged. Dropped because they could only be had from the bulk roll: every per-property value (polyvalente $80,164,800, hospital, CEGEP, Carrefour Saint-Georges $40,910,000 and its 2022-03-01 title date, CIMIC, the Boa-Franc and Garaga units, the 3315 98e Rue and 8455 25e Avenue plants), the arena at 11121 1re Avenue and the City's other named parcels, the top-10/top-100 shares (7.88%/20.05%), the 998 rental rooms, dwellings completed 2020-2024, the named dairy, maple and forestry parcels, the 11485-11575 1re Avenue tower, the 750 107e Rue store and the 300 118e Rue hotel as figures, and the golf course's address, year and title date. The farm figures now use the Sommaire's lines 81 and 83 (290 agricultural units, $117,458,400; 190 forestry units, $37,972,900) in place of the roll's CUBF counts (50 dairy units $41,113,100; 111 maple $30,200,700; 182 forestry $36,205,100).
