Sainte-Adèle, Quebec
Sainte-Adèle's single largest public owner after the town itself is a county: the MRC des Pays-d'en-Haut holds four exempt units worth $32.9 million, almost all of it the Centre sportif Pays-d'en-Haut it opened in 2022 — and only 3.7% of the town's $4.06 billion roll is tax-exempt at all, the lowest institutional share of the five Quebec cities in this batch, because a Laurentian resort town is made almost entirely of houses and undeveloped lots.

Ownership in Quebec is public and free, but one property at a time. Sainte-Adèle does not make its own roll: the MRC des Pays-d'en-Haut is the organisme municipal responsable for it, Évimbec is the assessor, and both the town and the MRC publish a free online lookup — PG Solutions' ImmoNet for the roll and taxation account, and the MRC's own interactive cartographie et extrait du rôle. The provincial bulk file publishes all 10,929 assessment units with land value, building value, lot area, storeys, year built, dwellings, non-residential premises and the statutory paragraph behind any tax exemption, but with the owner's name and mailing address cut out, and Données Québec states that re-identifying them is forbidden. A sale price appears only in the Registre foncier du Québec, at 1,50 $ per document.

The core land
The most valuable ground in the city, and what the public record says about it.
Every figure here is from MAMH's statutory Sommaire du rôle workbook for fiscal 2026, row 77022: units 10,929, dwellings 8,936, other premises 497, land $952,874,400, buildings $3,105,321,400, property $4,058,195,800, taxable $3,908,068,300, non-taxable $150,127,500, assessed land area 11,626.82 ha. Sainte-Adèle is on a different triennial cycle from the rest of this batch, 2024-2025-2026, so its values are a year older. Re-sourced 2026-10-10 from MAMH's quarterly roll (www.mamh.gouv.qc.ca/role/RM77022.xml); the earlier build used a host whose robots.txt disallows crawling. In fact MAMH's quarterly index carries no file for Sainte-Adèle (code 77022) and that URL answers 404, so the unit-level figures the earlier build took from the roll — the top parcel, the top-10 and top-100 shares, rental rooms and dwellings by year built — are dropped. The Sommaire totals all match the earlier build exactly; one derived figure was wrong and is corrected: the town's assessed land area is 11,626.82 ha, not 1,162.68 ha.

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Sainte-Adèle has 11,626.82 hectares of assessed land area. The town itself holds 661.90 ha of it (5.7%); just over half — 5,963.99 ha — is the vacant-land class, held privately and unnamed.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Quebec publishes no builder league table; it publishes the licence register, and a general contractor may only build a new home covered by the guarantee plan if its RBQ licence carries subcategory 1.1.1. Fourteen licence holders registered in Sainte-Adèle carry it, and the roster has turned over fast: nine of the fourteen were licensed in 2019 or later. The town's housing is small-scale: in the Sommaire du rôle 2026, 4,717 taxable units are single-dwelling, non-condominium buildings, and no apartment building holds 50 or more dwellings — the largest four hold 30 to 49 each. The caveat that matters: the register gives the licensee's registered address, not where the homes were built.

Sainte-Adèle's commercial stock is a single strip along boulevard de Sainte-Adèle plus 71 taxable hotel units — a resort town's inventory, in which the accommodation is worth almost as much as the shops. Not one commercial owner could be named: the open roll redacts every registered owner, and the unit-level roll file the earlier build used is no longer relied on, so this section now gives MAMH's class totals.
