Stittsville, Ontario

Stittsville is not a municipality and never has been a city: Canada's names authority classifies it as an unincorporated place, the former Township of Goulbourn that contained it was dissolved into the City of Ottawa in 2001, and today it is Ottawa's Ward 6 — 25.66 square kilometres west of Kanata, governed, assessed and billed entirely by Ottawa. It is also the thinnest property record in this batch, and that is the finding rather than a gap: the whole federal footprint inside the ward is three Canada Post buildings on 0.62 of a hectare, two owned and one rented, and the only substantial non-residential buildings whose ownership any open source establishes are eleven the City of Ottawa holds itself. Everything else is houses, and Ontario sells their owners one at a time for $37.10.

Can you find out who owns it?

Stittsville is a ward of the City of Ottawa, not a municipality. Natural Resources Canada's geographical names database records it with the concise code UNP — an unincorporated place — and the generic code 202, "a named residential area adjacent to a city, town or village", in Carleton County. The former municipality that contained it, the Township of Goulbourn, appears on the City of Ottawa's own Former Municipalities layer as one of the eleven pre-2001 municipalities amalgamated into the present city; the modern Ward 6 Stittsville boundary is drawn on a separate City layer and does not coincide with Goulbourn's — 121 of its 198 boundary vertices fall inside the old township and the rest extend toward Kanata. The City of Ottawa governs it, MPAC assesses it and Ottawa bills it; there is no Stittsville return, levy or assessment figure anywhere in Ontario's published municipal finances. The core land

The most valuable ground in the city, and what the public record says about it.

There is no Stittsville figure for anything financial, and this section says so rather than borrowing Ottawa's. The Financial Information Return is filed by the municipality and the municipality is the City of Ottawa; MPAC publishes no roll; Ontario publishes no price-paid file. What can be measured at the ward scale is public land, and in Stittsville there is almost none of it: the federal government holds less than two-thirds of a hectare. The federal figures were produced by downloading the Directory of Federal Real Property in full and testing every parcel's registered coordinate against the City of Ottawa's own Ward 6 Stittsville polygon — the register labels every Ottawa parcel "Ottawa", so a name match would have returned nothing. The former Township of Goulbourn figure is given alongside because Stittsville sat inside Goulbourn before 2001 and almost all of the old township's federal land is nowhere near the village.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Stittsville is the clearest case in this batch of a place where ownership is simply not knowable from public sources. The Crown holds 0.62 of a hectare; the City holds eleven buildings; the other 2,565 hectares are private and unenumerated.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Stittsville is a housing community and almost nothing else, so the builder register is the one measure that reaches it. Ontario licenses a separate company for each subdivision and publishes each licensee's possessions, which makes a licensee registered in Stittsville a genuine local count — but it is a count of small firms. Eight licensees give Stittsville as their address and the largest has 84 possessions in ten years; the subdivisions that actually filled the community out were built by Ottawa-wide and Toronto-registered companies whose registered address is somewhere else, and the register cannot attribute their homes to a place. The one new entrant is telling on its own: Caivan (Stittsville) Inc. was licensed on 19 June 2025 and the register returns no possessions for it yet. Figures are "Total Possessions" — freehold and condominium homes actually handed to a buyer, cumulative and province-wide — and the directory gives the licensee's registered address, not where the homes were built.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Stittsville has no commercial landlord of any scale whose holding an open source establishes, and that is the honest finding rather than a gap in the search. There is no office tower, no enclosed mall and no federal office in the ward. The industrial strip along Iber Road is the one concentration of non-residential floor space, and the only thing published about it is that Canada Post owns a 1,411 m² depot on it and rents an 803 m² delivery centre on it from somebody the register does not name.
