Can you find out who owns it?

Ownership in Quebec is public and free, but one property at a time. Salaberry-de-Valleyfield publishes a free online roll lookup by address, matricule or cadastre, and says so plainly — "L'outil gratuit est destiné à la consultation personnelle citoyenne", with a cap on how many free searches you may run; the taxation roll behind it needs a commercial account. The provincial bulk file publishes all of the city's assessment units (19,006 in MAMH's June 2026 file) with land value, building value, lot area, storeys, year built, dwellings, non-residential premises and the statutory paragraph behind any tax exemption, but with the owner's name and mailing address cut out, and Données Québec states that re-identifying them is forbidden. That exemption paragraph is the usable substitute: it is what establishes that 70 rue Louis VI-Major is entered in the name of a school service centre, 150 rue Saint-Thomas in the name of the health network, and 901 chemin Larocque in the name of the Crown in right of Canada. A sale price appears only in the Registre foncier du Québec, at 1,50 $ per document.

Re-sourced 2026-10-10 from MAMH's quarterly roll (www.mamh.gouv.qc.ca/role/RM70052.xml); the earlier build used a host whose robots.txt disallows crawling. At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Concentration in Salaberry-de-Valleyfield runs public first, then heavy industry, then logistics. The federal Crown holds the canal and 715 hectares in all; the city holds 1,074 hectares across 1,242 units; the two biggest private landholdings are a zinc refinery and a tyre plant that between them cover 143 hectares.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Quebec publishes no builder league table, but it does publish the licence register, and that is the closest thing to one: a general contractor may only build a new home covered by the guarantee plan if its RBQ licence carries subcategory 1.1.1. Seven licence holders registered in Salaberry-de-Valleyfield carry it, three of them licensed since 2021. The caveat that matters: the register gives the licensee's registered address, not where the homes were built. The city's own account of the market is scarcity — a vacancy rate of 0.1-0.2% in January 2024 and about 100 new dwellings a year promised by developers for a decade.

Valleyfield's commercial stock is two strip malls on boulevard Monseigneur-Langlois and, behind them, a much larger industrial-logistics market that is the real story: 19 warehouse units built since 2020, worth $422 million, developed by Montreal firms on land assembled by a local company.
