Can you find out who owns it?

British Columbia's land title register is open to anyone but priced per search: $11.06 for a search under section 377 of the Land Title Act on the LTSA Customer Fee Listing current at 1 April 2026, with no bulk owner product and no price-paid file; a municipal tax certificate for the Resort Municipality of Whistler is $125.26 on the same schedule. The free part of the system is the Land Owner Transparency Registry, which since 30 November 2020 has required a transparency declaration on every new registration and a transparency report from corporations, trusts and partnerships naming the individuals behind them; a search of the publicly accessible part is priced NIL. Whistler is the one place in this batch where the title register is almost beside the point, because most of the municipality is not titled at all: it is provincial Crown land, and the province publishes who holds the tenures over it, by name, free. The alpine ski area tenure layer names the resorts and their Master Development Agreements, the managed licence layer names the community forest partnership, and the Crown tenures layer gives the area of each. Vail Resorts' own 10-K then states what it owns and what it merely occupies.

The largest private employer in the municipality therefore rents the housing it puts its staff in, and the landlord is not named in the filing. Canada Post is in the same position here: its Whistler Post Office at 4360 Lorimer Road (462 sq m on 0.0559 ha) and its delivery depot at 8060 Nesters Road (570 sq m) are both "Lease or Licence". The core land

The most valuable ground in the city, and what the public record says about it.

The most valuable ground in Whistler is also, in the main, not owned by anyone who trades it: 5,748 hectares of Crown mountain under two development agreements, and 11,807 hectares of Crown land inside a community forest. The private roll is extraordinarily dense by comparison — $28.1 billion of assessed value on about 1,367 hectares of titled private parcels, a village and its valley floor. One number in the transfer-tax file captures what kind of market this is: 282 of the 845 property transactions in Whistler in 2025, exactly a third, were classed commercial, against 2.6% in Coquitlam. That is a town whose hotel rooms and lodge units are bought and sold like commercial property.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

This is the clearest Crown-versus-private split in the batch, and it is defensible because the residual class was tested rather than assumed: 82% of the land the province's forest layer leaves unclassified inside Whistler sits under a named alpine skiing tenure. Adding the named classes, about 17,720 of 24,580 hectares — 72% — is provincial Crown land under a community forest agreement, a provincial park, a community watershed or a ski-area development agreement; 1,367 ha (5.6%) is titled private parcel; 797 ha (3.2%) is municipal; and 910 ha (3.7%) is residual with no named tenure. Federal land is 0.83 ha of weather station and seven police houses.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Whistler does not have a homebuilding industry in the ordinary sense; it has a municipality that builds through two subsidiaries, a resort operator that rents the housing its staff live in, and a 75%-worker-housing target written into its Official Community Plan. The figures below are bed units and dwelling units as the RMOW and the WHA state them. No private builder publishes a Whistler unit count, and none is invented here.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

The business and other class is assessed at $2,533,941,919 on the 2026 roll — 9% of the municipality's value, and the most intensively traded commercial stock in British Columbia by transaction count per head. The reason is structural: a large part of Whistler's commercial roll is strata hotel and lodge units in individual hands under phase-one and phase-two rental covenants, which is why 282 of 845 transactions in 2025 were commercial. No landlord in Whistler publishes a floor-area total, and the owners of the named village hotels could not be established from any source opened here.

Every document URL on pub-rmow.escribemeetings.com returns HTTP 403 with an HTML body to curl and to WebFetch, with and without a Referer header.
  • Who owns the Fairmont Chateau Whistler, the Four Seasons Resort and Residences Whistler, the Westin Resort and Spa, the Pan Pacific and the other village hotels. Pique Newsmagazine's article on a 50% stake in the Chateau is 403 to WebFetch, and nothing else opened here states a hotel owner. Whistler's hotel and lodge stock is also substantially strata-titled in individual hands under rental covenants, which is why a third of the municipality's 2025 transactions were classed commercial.
