Plaza states its portfolio at 30 June 2026 held interests in 189 properties totalling approximately 8.8 million square feet and that it 'has a competitive advantage as an owner and developer in Atlantic Canada'. The filing names the plaza but not a civic number, so it cannot be tied to a specific parcel number in the provincial roll — Connell Road carries at least six separate commercial accounts.

Neither buyer is recorded; the open file has no owner column. For scale, Woodstock's next-largest clean sale is a car dealership at 56 Scott Street, $2,023,080 on 22 December 2023.

The most common description in the whole roll is 'HOUSE & LOT' (2,508 accounts), then 'VACANT LOT' (399), then 'TIMBERLAND' (369). Apartments are 214 accounts and 6.2 per cent of value, against 15.6 per cent in Riverview.

The open sales file records a $81,807,100 consideration on 14 January 2026 against a vacant lot on Broadway Street and a convenience store at 193-197 Broadway Street — the same figure is repeated against 134 parcels province-wide. A $42,680,800 figure of 14 December 2022 appears against 120 parcels, and a $17,750,000 figure of 27 May 2022 against 166, one of them a Kilmarnock Road timberland parcel assessed at $4,300. Sales.tsv carries no parcel count, so only 3,316 of Woodstock's 7,904 sale rows can be read as single-parcel transactions at all.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Woodstock is the one town in this batch where land itself is the asset. 369 accounts are described as 'TIMBERLAND' and 151 as 'FARMLAND', and the province's open sales file shows them changing hands in blocks rather than singly: a $7,693,426 consideration dated 18 May 2016 is repeated against 46 parcels, most of them Woodstock farmland on Rosedale Road, Burtt Road, Estey Road and Route 560 with a potato house on Route 2, and a $17,750,000 consideration dated 27 May 2022 is repeated against 166 parcels province-wide, one of them a Kilmarnock Road timberland parcel assessed at $4,300. The file gives the total and the parcels and no buyer at all.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Woodstock builds houses, not apartments. The most common entry in the provincial roll is 'HOUSE & LOT', 2,508 of 6,671 accounts; apartments are 214 accounts and 6.2 per cent of assessed value, and the unit counts the roll states across them come to only about 230. New Brunswick publishes no builder licensing directory — there is no equivalent of Ontario's Home Construction Regulatory Authority — no builder league table, and Statistics Canada's CMHC starts cubes carry no Woodstock member. What follows is therefore the roll's own evidence about where new residential value is, not a ranking of firms, and we could not establish a single named homebuilder operating in the town from a document.
