Spain keeps two records of every Barcelona building and opens only the one without a name: the Catastro gives surface, use and year for free but never the owner, and the Registro de la Propiedad sells the owner's name for EUR 9.02 a property to anyone who declares a legitimate interest.

Spain keeps two records of a building and opens them unequally. The Catastro (Dirección General del Catastro) is a free, nationwide description of every parcel and unit — address, use, built surface, year, cartography — but its own download page says the bulk product carries everything 'salvo titularidad y valor catastral': the owner and the cadastral value are protected data, absent from the free search, the Cl@ve bulk files and the INSPIRE feeds. Title lives in the Registro de la Propiedad, kept by the registradores. Article 221 of the Ley Hipotecaria makes the registers public 'para quienes tengan interés conocido', and article 222 bis has the applicant state that interest 'de forma sucinta en una casilla' — a box on the form — which the registrar may question but must answer within 24 hours. In practice anyone with an account at the registrars' electronic sede orders a nota simple per finca registral for EUR 9.02 plus VAT, and receives the description, the titularidad and the charges. There is no bulk owner file and no per-sale price file: the registrars publish quarterly mean prices by province under ODbL, and INE and the Ministry publish counts. Barcelona here is the municipi, ten districts from Ciutat Vella to Sant Martí; the Ajuntament publishes the ownership structure of every neighbourhood — natural versus legal persons, Spanish versus foreign — without a single name.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Barcelona's most valuable ground is l'Eixample, and above all the Dreta de l'Eixample either side of Passeig de Gràcia; the Ajuntament publishes the Catastro's values summed by census section under CC BY 4.0, so the city's total is open even though no single building's valor catastral is. It also publishes who owns the dwellings by type — natural or legal person, Spanish or foreign — without a name. Two Catalan and municipal rules now bound what an owner can do with a flat: rent control in a declared tensioned zone since 16 March 2024, and the end of tourist-flat licences in 2028.
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Barcelona is almost fully built, so new homes come in small private promotions and, increasingly, public ones: the Ajuntament says it has handed over 2,000 public homes this mandate and aims for 5,000 under construction, some sold as 75-year surface rights rather than freehold. Spain publishes no builder league table and no municipi-level delivery count; the listed promotoras report national totals. The figures below are therefore the builders' own, mostly national, and labelled so. Núñez i Navarro, the Barcelona family builder-landlord, could not be read (no connection).

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
No register names a Barcelona owner, so the landlords that can be named are the listed SOCIMIs that publish their own Barcelona portfolios, an investment group that books its buildings in audited accounts, and insurers and family offices whose purchases are on the record. Colonial is the largest office owner by its own count; Merlin owns Torre Glòries and reports Barcelona office rents separately; CriteriaCaixa made the city's largest single office purchase in 2026. Colonial, Merlin and Emperador are counted from their own figures; Pontegadea and Catalana Occidente only from reported purchases.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Torre Diagonal One's street address, cadastral record and Emperador's purchase price: emperadorproperties.com returned 500 throughout and BME Growth's filing list renders client-side; the Catastro point tried near Diagonal Mar resolved to an 8-unit building at Av Diagonal 5-35, not clearly the tower.
- Who holds title to La Pedrera today: Caixa Catalunya bought it in December 1986 (the building's own history page); the Fundació Catalunya La Pedrera runs it since 2013, but no page opened names the current titular. A nota simple (EUR 9.02) would settle it.
- Hotel Arts: the 2006 sale to ABP and a GIC subsidiary (EUR 417M) is restated by Hosteltur in 2024; no later sale was found, but neither owner's own statement was opened. Torre Mapfre, its twin, is not recorded — no owner page or filing was opened.
- Hotel W: Ara (June 2025) says the Qatari sovereign fund still owns it after a 2023 sale attempt at EUR 260M; no Qatari Diar or port-authority filing was opened.
- Torre Marenostrum: Colonial owns it by its own page, but when and for how much it bought it, and the tower's cadastral record (Colonial's map pin resolves to Carrer de Balboa 37-41), were not established.
- Torre Glòries: Merlin's own January 2017 release was not opened; the price (EUR 142M) and the seller ('Sociedad General de Aguas de Barcelona') are Iberian Property's, from Observatorio Inmobiliario.
- Hines and other sovereign or pension owners in 22@: search results show Hines bought and then sold Diagonal 177 (Starwood, April 2022, 'ultima la compra' for EUR 120M); no current Hines-owned Barcelona building was established, so Hines is not recorded.
- Catalana Occidente's Barcelona buildings by address: the insurer's own releases opened cover Madrid; the 22@ Luxa purchase (EUR 90M) is Merca2's.
- Generalitat Decret llei 3/2023 (tourist-flat licences limited to five years): the DOGC text was not opened; the 2028 end date is the Ajuntament's own statement.
