Spain opens its cadastre but not its owners: the Catastro publishes a building's surface, use and year for free while the Registro de la Propiedad sells the owner's name on a nota simple for EUR 9.02 a finca, by law only to those with a legitimate interest, which in practice is a box ticked online.

Spain keeps two records and opens them unequally. The Catastro (Dirección General del Catastro) is free and open for its 'datos no protegidos': any address returns the cadastral reference, use, built surface, year and plot — but its own download page says every product is supplied 'salvo titularidad y valor catastral', so neither the owner nor the cadastral value is ever published. Ownership lives in the Registro de la Propiedad, and the Ley Hipotecaria makes it public only conditionally: art. 221, 'Los Registros serán públicos para quienes tengan interés conocido', art. 222, shown to those who 'a su juicio [del Registrador], tengan interés', and art. 222 bis, under which the interest 'se expresará de forma sucinta en una casilla' with the registrar able to ask for more and bound to answer within 24 hours. In practice the Colegio de Registradores sells a nota simple — description, 'la titularidad y las posibles cargas' — online for EUR 9.02 per finca plus tax, card or PayPal accepted without subscription, the interest declared by ticking a box; there is no bulk owner file and no API. Prices are aggregate only: INE counts transfers by province and the registrars' open-data portal gives mean price and EUR/m² per province per quarter under ODbL. Madrid here is the municipio and its 21 districts.

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Madrid's most valuable ground is the Castellana axis — AZCA and the Cuatro Torres — and the state will tell you for free what stands on it, how big it is and when it was built, but not what it is worth to the tax office or whose it is: valor catastral and titularidad are the two 'datos protegidos'. What is open is the aggregate: the Comunidad de Madrid republishes the Catastro's municipal totals under CC BY 4.0, INE counts the province's sales, and the registrars publish a mean price per province.
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Spain publishes no builder league table and no Madrid-only delivery count; the ministry's visados series is provincial. New homes in the municipio are built by listed promotoras that report national totals (Neinor, which absorbed AEDAS in 2025–26 and now calls itself Spain's largest homebuilder; Metrovacesa) and by private groups that state cumulative figures (Pryconsa, Habitat, Vía Célere). The figures below are therefore the companies' own, national, and labelled as such. The Ayuntamiento's housing company, EMVS, is the other large builder, but its site would not open. INE counts 17,634 new-dwelling sales in the province in 2025.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Because no register names a Madrid owner, the landlords that can be named are the listed SOCIMIs and the companies that name their own buildings. Merlin and Colonial are the two IBEX landlords with Madrid at their core; Gmp is the Madrid-only office SOCIMI with GIC as minority shareholder; Emperador holds two of the five towers. Mutua Madrileña and Pontegadea own skyline towers but could not be read directly.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Mutua Madrileña's own account of its portfolio — search results show its 2025 informe anual (mutua-inmobiliaria.pdf) stating 17 buildings and over 200,000 m² including Torre de Cristal and Torres Colón — could not be opened (403 on every grupomutua.es and mutua.es path).
- Pontegadea's own statement that it owns Torre Picasso and Torre Moeve: pontegadea.com refuses connections and the company is unlisted; both towers are recorded on trade press at tier B.
- FCC's 29 December 2011 release ('FCC reordena sus activos inmobiliarios con la venta de Torre Picasso', EUR 400M) is Incapsula-shielded; the price here is VozPópuli's 'unos 400 millones'.
- Edificio España (Plaza de España 3, Centro): the Catastro shows 24,288 m², 'Ocio y Hostelería', year 2017; RIU's 1 June 2017 purchase release redirects to tuigroup.com's home page and RIU's hotel page states no ownership, so no owner is asserted. The only reachable release is the superseded January 2017 25% joint venture with Baraka.
