Can you find out who owns it?

France keeps two records and opens them unequally. Prices are open: the DGFiP's Demandes de valeurs foncières (DVF) file lists every notarised sale of the last five years with date, price, street address, cadastral parcel and floor area, under the Licence Ouverte 2.0, refreshed each April and October and wiped and replaced each time; its terms forbid re-identifying individuals and forbid letting the rows be indexed by search engines. Owners are not open: the open cadastre (cadastre.data.gouv.fr) carries parcel geometry and identifiers with no names, and the DGFiP's owner file (MAJIC, the Fichiers fonciers) is released by Cerema only to public bodies. Anyone, 'toute personne physique ou morale', may nonetheless learn who owns a given building by filing form 3233-SD with the Service de la publicité foncière for the arrondissement: the 2026 notice prices it at EUR 12 per building (or per person) named in the request, answered within ten days and free by e-mail. Paris here means the Ville de Paris and its twenty arrondissements; La Défense is outside it.

The same page states the portfolio context: 'our €14.8 billion in holdings', 'Our office portfolio covers more than 1.2 million sq.m, 81% are located in Paris/Neuilly.' No per-building area, price or acquisition date is published on the page; Gecina is a SIIC, so the asset list is an investor disclosure rather than a register entry.

DVF gives the date, price, address, parcel and lot structure — and no party. The owner is therefore unknown to this record and knowable to anyone for EUR 12: a form 3233-SD naming the immeuble to the Service de la publicité foncière de Paris. Quoted as a single stated fact from an open-licence file; the file itself is not mirrored here because its terms forbid search-engine indexing of the rows.

The page describes the group as the Maison's parent and renovator rather than stating title in so many words; the second source for the complex is Paris Habitat's own site, which lists 'La Samaritaine (1er): Du logement social au cœur de Paris' among its programmes — the social-housing part of the block is Paris Habitat's. Hence tier B: the store is LVMH's, the block is split.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New homes in Paris are overwhelmingly a public-sector affair: the Ville de Paris finances two to four thousand social dwellings a year and names the bailleur for each programme in an open ODbL dataset, so the city's housing producers can be ranked from a public record — something no French private-builder league table allows. Three landlords controlled by the Ville (RIVP, Paris Habitat, Elogie-Siemp) took 14,908 of the 20,264 units financed in 2020–2025; and two-thirds of 'financed' units were existing buildings bought and converted rather than built. The national promoteurs sell new flats in Paris but report only France-wide reservations.

Because no register names a Paris owner, the commercial landlords that can be named are the ones obliged or inclined to name themselves: the listed SIICs and the funds that issue press releases. Gecina and SFL are the two Paris-centric office SIICs; URW holds the two big covered shopping assets inside the city; Ardian now holds the controlling stake in Kering's avenue Montaigne and place Vendôme flagships. Floor areas are portfolio-wide where that is all the company states.
