Dublin will tell anyone who owns a building for €5 a folio and publishes every residential sale with its address for free — so the public record shows that 202 apartments at Spencer Place changed hands for €88.45 million on 1 August 2025, and leaves the buyer's name a €5 folio away.

Ireland's Land Register is public by statute. Tailte Éireann — the 2023 merger of the Property Registration Authority, the Valuation Office and Ordnance Survey Ireland — states that 'as the Land Register is a public record, any person may inspect the folios and maps, on payment of the prescribed fees via LandDirect', and the Land Registration (Fees) Order 2012 prices an inspection of a folio, which names the registered owner, the property and the burdens on it, at €5, with the online map search free and a names-index search another €5. There is no bulk owner dataset at any price. Prices are more open than owners: the Property Services Regulatory Authority's Residential Property Price Register publishes the date, price and address of every residential sale since 1 January 2010 as filed for stamp duty, free to search and download, but it is residential only and names no buyer, and there is no public register of commercial sale prices. The valuation list Tailte Éireann publishes for commercial rates names the occupier, never the owner, and its open API carries no names at all — only address, use, floor area and net annual value. Dublin here means the Dublin City Council area unless stated.

The core land
The most valuable ground in the city, and what the public record says about it.
Dublin's open record is about prices and rates, not owners. The PSRA's Residential Property Price Register gives every residential sale with its address, and Tailte Éireann's valuation API gives the net annual value, use and floor area of every rateable commercial property in Dublin City Council — 19,796 records read on 2026-10-04 — without a single name. Figures below are read from those two files and from the CSO; the valuation sums are ours.
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
There is no official ranking of Irish housebuilders, so the table is assembled from the two Euronext Dublin-listed builders' results and the State's delivery agency, as the brief anticipated. Dublin City's new homes are almost entirely apartments — 4,324 of the 4,519 completed in 2025 (CSO) — and the Property Price Register shows how they are sold: whole blocks to single buyers in one filing (202 units at Spencer Place for €88.45m; 189 units at Stonemount Park, Ballyfermot for €80.16m; 128 units in Block B there for €57.15m), with the buyer unnamed. The national volume builders below build mostly houses across the Greater Dublin Area and beyond, and neither publishes a Dublin City figure.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
No floor-area league table exists for Dublin landlords; the three below are the owners whose own pages state a portfolio figure and name Dublin assets. IPUT is the largest and says so. Hibernia is the former Hibernia REIT, now private, and no page it publishes names its shareholder. Kennedy Wilson is the only one of the three with an audited US filing behind it. Irish Life, Henderson Park (ex-Green REIT), Ronan Group and the Docklands' sovereign and pension buyers publish no asset-level statement that opened, so they are absent rather than estimated.

- Hibernia Real Estate Group's shareholder: the 2022 take-private by Brookfield is widely reported but appears on no Hibernia page opened and an SEC full-text search for 'Hibernia Real Estate' (2023-2026) returned zero filings, so Hibernia is typed 'private' and Brookfield is not named.
- The freeholder of the Convention Centre Dublin: earlier reporting describes the building as owned by the Office of Public Works under the 2010 PPP, with the operating licence sold to John Laing in 2023 to 2035; only the 2023 Irish Times report was opened, and it concerns the licence.
- Croke Park's registered owner: the stadium site says 'headquarters of the GAA', not 'owned by'; the €5 folio was not inspected.
