Milan, Italy
Italy declares its cadastre and its land registers public and lets anyone search them by a person's or a company's name for EUR 8 a name per district — but the free online route needs an Italian digital identity, no bulk owner file exists, and the only open price data are OMI value ranges by zone and quarterly transaction counts.

Italy keeps two records, both declared public. The Catasto (Agenzia delle Entrate) describes every unit with its cadastral identifiers, category and rendita; a visura catastale names the current right-holders but is not title. The Conservatoria, now the Agenzia's Servizi di pubblicità immobiliare, holds the deeds: an ispezione ipotecaria returns every trascrizione (transfer), iscrizione (mortgage) and annotazione, and the Agenzia's own page says the registers 'sono organizzati su base personale' — the native query is a NAME, any natural or legal person, and it 'è consentito a tutti'. The statutory tariff (G.U. n. 231, 2 Oct 2024) prices it at EUR 8.00 per name or per unit per circoscrizione, tripled to EUR 24.00 for a nationwide name search, EUR 5.00 per nota (doubled to read the deed), 20% off online; a cadastral consultation at the counter is EUR 3.00 per unit. Online, visure of property you do not own and the ispezione are free — but only behind SPID, CIE or CNS, i.e. an Italian digital identity, so a foreign researcher pays at a counter or goes through an accredited Sister intermediary. There is no bulk owner download; the only open cadastral product is the CC BY 4.0 INSPIRE WMS (geometry, no names). Prices: the declared consideration of each sale (Consultazione valori immobiliari dichiarati) is viewable on a map with the unit's category, parties removed, again only behind SPID; what is open is the OMI quotation — a min/max EUR per m² by zone, a value range used for tax checks, not a price — and quarterly normalised transaction counts (NTN) for the Comune di Milano as 'MI, cap'. Milan is in the ordinary register system, not the Austrian-style sistema tavolare of Trento, Bolzano and Trieste.

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
The most valuable ground in Milan is the OMI zone B12 — Duomo, San Babila, Montenapoleone, Missori, Cairoli — and the state publishes what it thinks a square metre there is worth, as a range for tax checks, while charging EUR 8 to say who owns it. Transaction counts for the Comune are open; declared prices per sale are not.
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Italy publishes no builder league table and Milan's housebuilding is done by fund managers and one listed developer rather than merchant builders. The Istat permit count is provincial (3,241 dwellings in 2025 across the province); who builds them is read from the companies' own filings and releases, so the table below is assembled, not official. The pattern is that new homes arrive through SGR-managed funds on former railway yards and industrial sites — Scalo Porta Romana, the ex Macello, Cascina Merlata — with a growing affordable share negotiated with the Comune, while the free market is served by AbitareIn's SPV-per-project model. Prices in the centre are OMI's 8,700–20,000 €/m² range.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Because the register sells names one at a time, the Milan landlords that can be named are those that publish their own asset lists: COIMA's funds and its formerly listed SIIQ in Porta Nuova, Generali's CityLife, Covivio's Milan office book, and the Comune as landlord of the Galleria. The large insurers' own towers (Allianz, Unipol) could not be read from their sites.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The fund and investor behind UniCredit Tower: Hines's release stating that Qatar Investment Authority took 100% of the Porta Nuova funds in 2015 is 403 to automation; COIMA's pages name only the asset manager.
- The owner of Torre Allianz (Isozaki) and of Torre PwC (Libeskind): allianz.com and allianz.it block automation; CityLife's and Generali's pages name the towers but not their title.
- Torre Unipol (Porta Nuova) and Torre Velasca (Hines, 2020): unipol.it serves a 404 shell on every deep path and hines.com is 403, so neither tower is listed.
- Which COIMA fund owns Gioia 22 (68,357 m², ex INPS, Intesa Sanpaolo) and Bosco Verticale's unit owners — the latter are private individuals and will never be published here.
