Can you find out who owns it?

Texas has no state land register that the public searches for ownership; the working public record is the county appraisal district. The Dallas Central Appraisal District publishes, free and without any login, the owner of record for every account in Dallas County — by owner name, by account, by address or on a map — and each commercial record states the owning entity, its mailing address, its ownership percentage, the deed transfer date, the building's total area, year built, number of storeys and the certified market value split between land and improvement. The entire county roll is also downloadable as a single unauthenticated ZIP. What no Texas record contains is a price. Texas is a non-disclosure state: appraisal districts cannot compel a buyer or seller to reveal what a property sold for, so the DCAD record carries a Deed Transfer Date with no consideration beside it, on every one of the towers checked here. You can learn who owns the tallest building in Dallas in about four seconds, and you cannot learn what they paid for it at any price.

Dallas County's appraisal district publishes its own aggregate performance, so the size of the base is a stated figure rather than a derived one. Downtown's value is concentrated in about a dozen accounts, each of which the district names an owner for.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

No Dallas-level builder league table is published any more: Pro Builder's Housing Giants section and its 2026 Top 200 article both return 404. What Texas offers instead is better than a magazine ranking — because the appraisal district names owners, you can ask it directly how many parcels each builder is currently holding in Dallas County. The figures below are accounts standing in a builder's name on the DCAD roll as at 2026-09-27: land and unsold inventory, not completions. They also cover Dallas County only, which is why builders concentrated in Collin and Denton counties (Highland Homes, Perry Homes, Trophy Signature, HistoryMaker) return zero here despite being large DFW builders — the metroplex spans several appraisal districts and no one of them sees the whole market.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Dallas shows the limit of even a completely open ownership register. Every downtown tower has a named owner of record, but almost every one of those names is a single-purpose entity created for that building — Dallas Main LP, GS 1201 Elm LLC, FPG CT Owner LP, 1601 Elm Holdings LP. The roll is therefore perfect at the parcel and useless at the portfolio: you cannot add up a landlord's holdings by searching its name, because the landlord's name is not on anything. The exception is operating companies that hold in their own name, which is why an industrial REIT aggregates cleanly and an office sponsor does not.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • A citable published statement of the Texas non-disclosure rule. Every Texas REALTORS page on sales-price disclosure now 404s after a site rebuild, and the Comptroller's Property Tax System Basics page does not address it. The claim here rests instead on primary negative evidence: nine DCAD commercial account records were read in full and each states a Deed Transfer Date with no consideration field anywhere on the record.
  • The bulk roll's contents. Both the 2026 fixed-format certified roll and the 2027 Most Current Ownership comma-delimited file truncated mid-download, so the field layout and the owner column position in the bulk products remain unconfirmed. Everything claimed here comes from the per-account web record instead, which is the same data served one parcel at a time.
  • DCAD's own account of how it obtains sales evidence without disclosure. The Mass Appraisal Report PDF is image-only and yields no text.
  • Whether any licence attaches to the DCAD data at all. The Data Products page's only statement is 'Dallas Central Appraisal District is unable to provide technical support for your use of the data' — no licence, no fee, no registration, no restriction. republish is left false because absence of a prohibition is not a grant.
  • Owner-of-record names are single-purpose entities for almost every downtown tower, so the ultimate beneficial owner of Bank of America Plaza, Renaissance Tower, Comerica Bank Tower, Chase Tower, Thanksgiving Tower and Fountain Place is not established by any source opened here.
  • Builder figures cover Dallas County only. Collin, Denton and Tarrant counties have their own appraisal districts, so no single free source sees DFW whole.
