Florida is a sunshine state and property is where it shows most. The Miami-Dade Property Appraiser's parcel service is a free, anonymous endpoint that returns the recorded owner's name, the full mailing address including country, and the current land, building and total assessed value for every parcel — no login, no fee, and the service publishes no copyright text or reuse restriction at all. Title itself is a deeds-recording system rather than a title register: the Clerk of the Court and Comptroller records deeds, mortgages and liens into the Official Records, which anyone may search free, and a deed states the consideration, corroborated by documentary stamps at $6 per $1,000 plus a $4.50-per-$1,000 surtax on any transfer other than a single-family home. Bulk access is a statutory right, not a favour: under chapter 119, Florida Statutes the Department of Revenue publishes each county's real property roll (the NAL — Name, Address, Legal) and its Sale Data File for free download three times a year. The real limit here is not access but entity opacity — the register names the LLC that holds the tower, and it is the second owner line or the mailing city, not the LLC's name, that tells you who is behind it.

The core land
The most valuable ground in the city, and what the public record says about it.
Miami-Dade is the rare place where the most valuable ground can be named exactly, from a free government API, with the owner attached. Two cautions govern every figure below. The parcel layer repeats a folio once per polygon part — PortMiami appears nine times, Dolphin Mall ten, one downtown folio twenty-one — so every total here is de-duplicated on FOLIO. And the layer is not the roll: it returned 596,303 rows (591,189 carrying a folio) on 27 September 2026, while the state's 2026 real property roll counts 944,218 parcels in the county, because condominium unit folios do not each get their own polygon.
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Miami's new-home market has two halves that barely touch. The single-family half is national and listed: the two largest homebuilders in the United States both build here, both file 10-Ks, and Lennar is still headquartered in the city it was founded in. The condominium half is local, private and family-controlled, and its figures exist only because the firms choose to publish them — Related Group and Terra file nothing. There is no usable official league table: Pro Builder's Top 200 path 404'd, so every figure here is from a filing or the builder's own site, and the two are not comparable units (annual closings versus lifetime residences).

Because the assessed value and the owner name arrive in the same free query, Miami is one of the few cities where the biggest commercial owners can be ranked from the public record instead of inferred from filings. Ranked by assessed value across the 675 parcels above $50M: Miami-Dade County itself is the largest owner by a wide margin, and the largest private owner is a Spanish family office. Every figure below is de-duplicated on FOLIO.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The exact filenames, sizes and vintages of the Miami-Dade NAL and SDF roll files. The Florida DOR page describing them opened and states they are published under ch. 119 F.S.; the SharePoint directory that lists them renders client-side and could not be enumerated.
- Any specific recorded sale price for the eight marquee buildings. Deeds carry consideration and are free to search, but the Clerk's Official Records search is a JavaScript shell, so no deed was opened and no price is stated anywhere in this record.
