Can you find out who owns it?

New York City is the most openly documented large property market anywhere. The Department of City Planning's PLUTO file names the recorded owner of every one of the city's 858,284 tax lots alongside assessed land and total value, floor area split by office, retail and residential use, number of floors and year built — free, no key, no registration. The Department of Finance's ACRIS land-records register goes further and publishes 17,090,001 recorded instruments as bulk open data, each with its consideration amount and with both named parties and their mailing addresses, which is how a single-asset LLC's sponsor is identified. The gate is therefore not money or law but resolution: owner names are unnormalised free text with no parent-company linkage, 8,241 lots read "UNAVAILABLE OWNER" or "NAME NOT ON FILE", 987 are blank, and most marquee towers are titled to a numbered LLC.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New York has no housebuilder league table and cannot be given one honestly. Title to nearly every new building sits in a single-asset LLC, and the city's own permit data will not fix it: 24,811 legacy DOB new-building filings carry the owner business name "N/A", another 5,808 "NA", 1,388 "OWNER"; and in DOB NOW, summing proposed dwelling units by owner yields 461,344 units for an owner called "PR" and 46,271 units across 216 townhouse filings — the field double-counts across filings and is unusable as a units table. The scale of the resolution problem is easiest to see in PLUTO: LeFrak, TF Cornerstone, Two Trees and Extell, all of which hold thousands of New York apartments, return zero lots when their names are searched, because none of them takes title in its own name. What can be measured is who holds the existing stock, and how much is completed: DCP's Housing Database records 23,398 completed new-building jobs with a net gain of 370,027 Class A units, from applications filed between 1998-08-07 and 2026-01-01 (version 25Q4). The table below is therefore holders of housing, not annual builders, and each figure is a PLUTO 26v2 sum over the exact owner string.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

The three New York office REITs disclose their portfolios in full, so the largest private commercial landlords can be stated exactly — unlike the private platforms (RXR, Related, Tishman Speyer, Silverstein), which appear in PLUTO only as per-building LLCs. Figures are as at 31 December 2025 from each company's FY2025 Form 10-K. The gap between register and filing is worth naming: PLUTO's owner string for 601 Lexington Avenue is "UNAVAILABLE OWNER", while BXP's 10-K states plainly that it owns 55% of it.

  • Rockefeller Center's sponsor. PLUTO names the title holders (Rockefeller Center Properties (RCP), RCPI Holdco LCC, Rockefeller Ctr North Inc) but no primary source opened here names the manager or beneficial owner behind them, so none is asserted.
  • One World Trade Center's owner. PLUTO's ownername for BBL 1000580001 reads "LOWER MANHATTAN DEVELOPMENT CORPORATION"; no Port Authority or leaseholder filing was opened to confirm who holds the fee and who holds the leasehold, so the figure is published without an owner.
  • 245 Park Avenue. PLUTO's ownername for BBL 1013010001 is "METROPOLITAN TRANSPORTATION AUTHORITY" while SL Green's 10-K reports a 50.1% interest in a 1,782,793 sq ft building of that name — the two cannot both describe the fee, and the discrepancy was not resolved.
